College Ave. - PO Box 580 Fort Collins, CO 80522 970.416.2740 970.224.6134 - fax fcgov.com/nbs l This letter is to inform you that an inspection of this property was performed on 11/21/12 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. Throughout the process of performing a rental inspection at said address it was found that there is an illegal apartment occupied in the basement. 6730 Flagler Rd. is not zoned for the use of a duplex. You are hereby ordered to convert back to a single family residence and cease use as a separate apartment. In order to comply with this, the gas stove and all connections to the stove will need to be removed. It was also observed that there was a water heater that has been replaced without obtaining a permit or inspection on the work performed. As a result the water heater will need to be permitted and inspected. The above items are in violation and shall be corrected within 30 days of the date of this letter. Please notify me within 30 days to verify that the above items have been corrected.
