Rental Housing Inspection Report
Violation Notice

Dear Ms. Zenzen,
The Larimer County assessor's office lists you as the owner of the above referenced address. This letter
shall serve as notice that an inspection of this address was recently performed, the purpose of which was
to verify compliance with the Non -Owner Occupied Housing Standard, Fort Collins City Code Chapter 5
Article VI Division 2 (Rental Housing Code) as adopted by the City. The inspection identified that the
basement has been converted and is being used a separate dwelling unit.
This letter shall serve as notice that the basement is in violation of current zoning and building codes and
shall not be considered nor rented as a separate dwelling unit. Zoning has never allowed this address to
be a duplex and is zoned as a single family dwelling only. Because of the zoning for this address no
permit could have or can be issued to create a legal duplex. The duplex use is illegal and not allowed and
shall cease within 30 days of receipt of this notice. Failure to comply with the order to cease will result in
a summons to appear in municipal court where fines of up to $1,000/day can be assessed.
Additionally, as a single family rental property the following items were identified in the basement as
needing repair:
1. The sewage ejector system is not protected by approved check valve. A check valve must be
installed by a City licensed plumbing contractor with a report of such installation filed with this
office. The ejector system has recently backed up and the surrounding floor must be professionally
cleaned to assure that all contaminants have been removed. Provide a receipt for clean up by a
professional cleaning company.
2. The inspector found: open bulb fixtures installed in the closet, mis-wired electrical outlets, paint
embedded outlets, no smoke detectors, sewage ejector pump improperly wired, and some switches
not working. Provide a report from a City licensed electrical contractor that the electrical system
for the entire house has been checked repaired and is in good working order.
3. Provide a report from a City licensed mechanical contractor that the furnace and water heater have
been serviced within the past 6 months and are in good working order.
All repair documents shall be submitted to this office within 30 days of this inspection report.
