A parcel of land situate in the Northwest quarter of Section 32, Township 7 North, Range
68 West, of the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado, and
being Envelope F, Sunstone Mixed Used, a subdivision on record in the office of the
Clerk and Recorder of said County TOGETHER WITH portion of Tract A and being more
particularly described as follows:
Considering the West line of said Northwest quarter as bearing North 00024'31" West
according the said Plat of Sunstone Mixed Use, and with all bearings contained herein
relative thereto:
Commencing at the Northwest corner of Envelope F, said point also being the TRUE
POINT OF BEGINNING of this description; thence North 00024'31" East 4.00 feet;
thence along a line that is 4.00 feet North of, measured at right angles, and parallel to
the North line of said Envelope F, South 89056'05" East 15.03 feet; thence South
00003'55" West 4.00 feet to a point on the North line of said Envelope F; thence along
said North line, North 89°56'05" West 15.00 feet to the true point of beginning;
TOGETHER WITH, A vacated portion of a blanket easement situate in the Northwest
quarter of Section 32, Township 7 North, Range 68 West of the 6"' P.M., City of Fort
Collins, County of Larimer, State of Colorado, also being within Sunstone Mixed Use, a
subdivision on record in the office of the Clerk and Recorder of said County, and being
more particularly described as follows:

according the said Plat of Sunstone Mixed Use, and with all bearings contained herein
relative thereto
Commencing at the Southeast corner of said Envelope F, said point also being the
TRUE POINT OF BEGINNING of this description; thence along the East line of said
Envelope F, North 00003'55" East 87.00 feet; thence South 89056'05" East 4.33 feet;
thence along a line that is 4.33 feet East of, measured at right angles, and parallel to the
East line of said Envelope F, South 00003'55" West 87.00 feet; thence North 89°56'05"
West 4.33 feet to the true point of beginning. The above parcels contains 443 square
feet and is subject to all rights -of -ways, easements and restrictions now on use or of
record.
