The following is a list of items that are not in compliance with the
ordinances of the City of Fort Collins at 634 South Grant that were
observed on the evening of September 9, 1988. The noncomplying
items are located in the basement unit unless other wise noted.
There is not an adequate number of electrical outlets in the kitchen
so as to prevent the occupant, owner or the owners agent from run-
ning an extension cord under the carpet in the kitchen.
The exhaust fan in the bathroom was not in working order and the
wiring was not connected to the fan exposing live conductors to the
room.
The vent connector from the water heater had a combustible collar
placed around it where it entered the wall that separated the dwel-
ling unit from the crawl space. The clearance of the combustible
material to the vent connector was approximately three quarters of
an inch to one inch.
The access and egress from the unit is by an exterior, concrete
stairway that appears to have been constructed within the last five
to six years. There is no exterior light to illuminate the stairs at
night and the hand rails are nonexistent.
The water heater and the forced air furnace are located in the same
room as the combination bedroom/living room and there is no outside
combustion air furnished to these appliances.
There is only one forced air furnace for the two dwelling units. The
thermostat for the heating plant is located in the dwelling unit
located on the first floor. The thermostat was set to its highest
setting and the furnace did not respond; therefore, it is not func-
tioning properly.
A musty odor was observed and at one time the odor of flue gas. Pub-
lic Service Company found three leaks in the gas supply line. The
union at the furnace was leaking, the appliance regulator was leak-
ing and the shutoff valve to the furnace was leaking. At this time
the gas to the building was shut off and the gas supply red tagged.

The flue terminal was checked and it was found that the flue is used
for an anchor point for one of the guywires to the television
antenna.
The additional historical information about this building is as fol—
lows:
The records in the Building Inspection Office of the City of Fort
Collins are blank on this address.
The records of the Utility Billing Office of the City of Fort Col—
lins indicate that the building located at this address is a single
dwelling unit and not two as observed.
The tax assessors records indicate that the building is on the tax
roles as a single family dwelling unit and not two dwelling units as
observed.
Attached are documents that are related to the two previous para—
graphs.
