2190 W. Drake Road, Fort Collins, CO 80525
AKA, Walgreens
Dear Ms. Walker.
The City of Fort Collins is responsible for enforcement of zoning ordinances and similar codes or
ordinances related to development in the city of Fort Collins.
The above -referenced Property is located in the NC (Neighborhood Commercial) zoning district.
The permitted uses in this zone include retail stores (Section 4.23(B) of the Fort Collins Land Use
Code). The Property in question was not developed as a PUD, but was developed in accordance
with the Walgreens At Drake Crossing Shopping Center site specific development plan that was
approved on July 30, 2002. Therefore the current use of the Property as a Walgreens is a legal and
approved use that is in compliance with the current Zoning Code. The property is not in any special,
restrictive or overlay district and no variances, special exceptions, conditional use permits or zoning
relief was granted to this property. The abutting properties to the north, east and west are also
located in the NC zoning district. The property to the south is located in the RL .(low density
residential) zoning district.
To the best of our knowledge, the Property complies with the requirements of the approved site
specific development plan in all respects including, without limitation, use, density, parking,
setbacks, height, floor/area ratio, landscaping, etc. These requirements are set forth on the
approved development plans, which can be obtained from the City's Technical Services Department
at 281 North College Avenue, 970-221-6588. There are no nonconforming issues relevant to this
Property, and we are unaware of the existence of any violations of the zoning regulations applicable
to the Property.
