My full price offer on 1808 W. Mountain was accepted on May 31"' 2007. I put down
$3000.00 in Earnest Money and have until Friday, June 8"' to get that money back if I
have to back out on my offer. As you know, this has been a challenging property for the
City of Fort Collins.
I know exactly what I want to do to this property to make it beautiful and blend in with
the traditional look of Old Town. I atn meeting with Inspectors and Contractors this
week to make sure everything is up to code. And I have told Peter Barnes and asked him
if what I want to do is feasible, and he gave me a verbal OK.
Here is what I proposed:
1808 W. Mountain has two buildings on it. A small one bedroom single family house
and a large two story accessory building. The house is of no historical interest. What I
want to do is turn the large accessory building into a single family three or four bedroom
home. However, this currently cannot be done as the lot is too small to have two single
family homes on it. So what I asked Peter was if — in order to remedy this situation — I
could turn the current house into the accessory building. He said yes.
This would require completely tearing out the kitchen/cooking unit on the current house.
Peter said that means all appliances and cupboards and making it look as if a kitchen
never existed. That is exactly what I intend to do. Peter gave me the verbal ok and also
informed that in order to do this, I would need two permits — one for each structure — but
would not need to go through the plarming committee.
However, I will be living in the small house while the large building is being renovated.
That means I will need a working kitchen until the `new' house is ready. Peter said that
would be ok under the stipulation that when the c.o. on the `new' house is ready, it can't
activate until the kitchen/cooking unit is completely torn out of the original house. This
would keep everything legal and up to code and is exactly what I intend to do. This will
also be stated in the pen -nits.
In summary, the two things I proposed — switching the house and accessory building and
living in the original house until new house is ready — Peter gave the verbal ok for and
also agreed to put his signature on this so that I would feel more comfortable going
forward.
So long as the inspection looks great, I plan on making this property as nice as all the rest
in Old Town.
