Myrtle Street Fort Collins, Colorado 80521 Mr. Snyder, The Larimer County assessor's office lists you as the owner of the above referenced address. This letter shall serve as notice that an inspection of this address was recently performed, the purpose of which was to verify compliance with the Non -Owner Occupied Housing Standard, Fort Collins City Code Chapter 5 Article VI Division 2 (Rental Housing Code) as adopted by the City. The attached inspection report identifies items that are in need of repair for this address to be in compliance with the Standard. The items checked in the GEN column are considered general maintenance and shall be repaired within 30 days of the date of this notice. The roof is in need of repair or replacement and a building permit is required. The work shall be performed by a City of Fort Collins licensed roofing contractor with repairs or replacement completed within 45 days of the date of this notice. The inspector also identified that this address is being used as an over-under duplex (two separate dwelling units). Zoning has never allowed a duplex use at this address nor could this address be converted to an Extra Occupancy Rental (boarding house). This address has been and is still classified as a single family dwelling only and that use by more than one family is a violation of the City Codes. I hereby ordered you to cease using the basement as a separate dwelling and return this property to a single family dwelling within 30 days of the date of this notice. I further require that you schedule with me a re -inspection, in accordance with the Uniform Building Code Section 104.2.3 "Right of Entry" as adopted by the City, to verify compliance with this order. The re -Inspection shall be schedule within 45 days of the date of this notice. If it is found that the basement has continued to be used as a separate dwelling unit, a summons to appear in municipal court will be issued to you, where fines of up to $1,000.00 per day can be assessed.
