Dear Mr. Gebo:
On May 22, 2006 application was made for a "Stock Plan" for the project known as Serrano
CondominiumsAt 5233 Beak_ This application was logged in as a permit application for a
specific building, Building B. As I understand it, there are no longer "Stock Plans" and the
application must be for a specific building.
While there remains a few issues that need our attention, the process has been virtually
completed. The only drawback is the market place.
As you may be aware, the housing market is very soft at this time and starts are very limited.
Builders are holding off until there is a degree of certainty that there will be sales. In the
meantime, the clock is ticking on this permit application.
I was unaware that there was expiration to an application with the possibility of a 90 day
extension granted upon request. I have already received the extension and it too is about to expire
on November 15'h.
These buildings proposed will have upwards of $100,000 in permitting fees, water and sewer taps
and raw water charges. The lenders are hesitant for us to begin work until after the first of the
year and we simply cannot afford to advance this amount of money simply to take out the permit
and then let it sit a few months.
In the past, a "Stock Plan" could be available for months, even years. I don't understand the
rational behind the expiration period if this permit is not secured by November 15'.
I am asking that another extension be granted until we have time to get the proper funding to take
this permit and to feel reasonably sure that there will be a market for the product when built. I
would suggest that another 90 days would be adequate.
Please let me know of your decision as soon as possible. Thank you for your consideration.
