Because there is at least a chance that you may have received
erroneous advice on the status of the building at 209/211 Jefferson
I am writing in an attempt to clear up any prior misinformation. When
the building involved in the fire was removed it was found that the
exposed wall at right angles to Jefferson Street (running NE to SW)
was not connected to the front of the building facing Jefferson Street.
Shores protruding into the public right-of-way were erected to temporarily
support the front wall. These shores have now been removed based on
the completion of installation of reinforcements designed by architect,
Virgil Magerfleisch. The installation of these reinforcements complies
with the design submitted. .The completion of this phase of the work
does not authorize any occupancy of the structure because it does not
yet comply with the building code of the City.
To obtain a permit to complete repairs on the building it will be
necessary that you retain an architect or engineer licensed in the state
of Colorado to design the remaining repairs and rehabilitation.
An example of the things that remain to be done are:
a. Verify that all masonry walls are plumb, true
end able to carry the required loads.
�b. Design and apply a weather resistant exterior
surface on the exposed NE to SW wall.
C. Examine and correct as required the bearing of
second floor and roof joists on the NE to SW wall.
d. Inspect and replace weak or damaged parapet walls,
✓ architectural projections and make the roof covering
weather tight at all points.
8. Repair other damaged walls.
f. Submit revised calculations showing the safe

The foregoing list would be applicable if you decide to continue "
the kinds of occupancy that are currently authorized (F-2 includes
wholesale and retail stores, offices, drinking and dining establishments
having an occupant load less than 100 persons etc.). Should there be ;
a change of occupancy, the building would have to comply fully with the
code,for the new occupancy classification.
While the above list of things to be done is reasonably detailed it
is not to be construed as complete or inclusive. The Building Department
is concerned with the welfare and safety of the occupants of the
building and of the public using the adjacent sidewalk. When all necessary
repairs are completed satisfactorily a certificate of occupancy will be
issued authorizing specified uses. Until a certificate is issued there
is to be no occupancy of the premises.
Will you please advise me of the design professional you have
selected to complete your plans and to make the load carrying.evaluations
required.
