Subject: King studs and garage overhead door header at 5920 Fossil Creek Parkway. (Engineer's
iob reference No. 1801).
Dear Mr. McWilliams:
On July 17, 2000, during a telephone conversation you informed me there were two
structural items in the home you are constructing at the address referenced above which did not
correspond to the construction drawings prepared for this home. The fast item refers to the
requirernentfrrrthree-(3)-2 x 6 king studs -and t vo Qi 2 x-5-trimmers-between the living room
windows. You informed me only (2) 2 x 6 king studs and (2) 2 x 6 trimmers had been installed
at this location. The second item was the double 2 x 12 header over the 16' garage over head
door. The design for this home required a double 9 1/4" Laminated Veneer Lumber (LVL)
header.
I have analyzed the (2) 2 x 6 king studs and the (2) 2 x 6 trimmers and have detemuned
they will not be over stressed, but they will deflect beyond acceptable deflection limits. To
correct this situation I suggest installing (1) full height 2 x 6 stud set flat on the inside face of the
wall. This 2 x 6 stud should be attached to the existing king studs and trimmers with (3) 16d
nails spaced at 16" o.c.
The header over the 16' garage door was designed based on the heaviest loading, which
would occur at elevation "A" or `B". Since this home is an elevation "C" the load on the header
is less than the design load therefore the double 2 x 12 will support the roof loading as required
by The City of Ft. Collins Building Department.
