The above referenced property is located in the Low -Density Mixed -Use Neighborhood (LMN). Single-family detached dwellings and any accessory buildings such as out- buildings, as I understand exist on this property, are a permitted use in the LMN zoning district (City of Ft. Collin Land Use Code [LUC] 4.4 [13][1 ][b]) as the use existed prior to March 28, 1997, the effective date of the LUC. In addition, single-family detached structures- are -a-permitted use -in the-LMN- zoning- district (LUC 4.4[f][2][a][1]). In the event of a calamity, such as damage from a fire or other accidental or natural causes, any non -conforming structure/s may be reconstructed to the original standards (such as the original building footprint which violates current minimum setbacks) provided that -the work- is started-within-six(%months- of the -date -of the -calamity arx# completed within one (1) year of the time the reconstruction is commenced. (LUC 1.5.4) However, following that deadline date of reconstruction completion, the structure/s would have to meet current City standards. There are no known Zoning violations on this property.
