Dear Garan:
The project mentioned above includes a 3`d car garage option and a 0 bedroorr
option, both of which are welLdocumented in the plans. Due to some confusion
with the floor joist engineering, you have substituted 2 joists and a single 1 1/." X
9 '/2" micro -lam beam for the two 1 -1/a" X 9 'A' micro -lam beams shown in the
plans above the garage.
After studying the plans ( realized that this beam is necessary with the 3`0 cai
garage but that most of the loads are removed from this area with the 4''
bedroom option. I therefore believe that the building as constructed Is
structurally adequate and conforms to applicable codes and to good engineering
