Collins Building Dept. Lynn Moore - SLP OLD TOWN - #83/116 OR 22 August 1984 Page 2 of 5 ITEM OBSERVED: 01. Building A: a. Cornice where it turns into Building B needs to have paint continued around corner. b. First floor entries to A: still need to receive sandstone slabs, also metal panels below windows. drywalled. Soffits not c. Tin band at mid -cornice needs painting. d. Inside of front walls need to be insulated. e. Ceiling has been drywalled. Access panels need to be installed. f. Sidewall next to B has been insulated. g. Sprinkler lines run. h. Drywall has not been taped. i. Building A third space east - sprinkler lines run very close to junction bout for lights in ceiling. Will have to select pendant type fixture for any tenant work. j . Glass lite needs to be installed in window in rear wall, as does window_ casing- to profile- the- original woodwork (in lines with Historic Preservation Office.) k. Wood windows in rear need painting. 1. Building A, second level windows interior trim: return should be wide profile wood to match original, SLP to provide detail. 02. Building B, entry atrium - exterior ceiling board is being uzed an a vertical application. This is an inappropriate use for this material. Exterior sheathing should be used instead. (Same concern at K). Atrium not in place. Building B, second floor - has been drywalled and taped. Same with corridor of C. 03. Building C: a. Dropped ceiling is installed. b. Drywall on the side walls has been partially done and electrical is being put in on the side walls, an addition to the contract, per Tim. c. At the rear of Building C one window is yet to be installed. d. Metal roof is installed at the back. e. Second floor - drywall has been taped. f. Stair bannister has been stripped, tops are being made for newell posts. 3/83 OLD TOWN - #83/116 OR 22 August 1984 Page 3 of 5 ITEM OBSERVED: g. Some additional wood corner pieces still need to be placed on window casing. This area will not be painted prior to tenant finish. h. Walkway behind Building C: ceiling is being installed. Drywall occurs on bottom of wood joists as well as horizontally across on metal studs at ceiling. Building C - upper cornice, metal as discussed with Poudre Valley Air has been replaced. Cornice has been painted and the colors are approved. 04. Building E Bridge - vaulted walkway installed. Refer to detail 83.1 for drywall detail where bridge meets wall. Aluminum needs - cleaning and scratches removed. Handrail needs staining. Splice in rail was not made at mullion; workers indicate joint is doweled. Stair in back of B - There is a 1% gap between stair stringer and drywall. Close this off with wood trim. 05. Building G: a. Basement drywalled, not yet taped. b. Elevator cabs not set. c. Telephone room still needs to be added. d. Hollow metal service doors and frames installed. e. Stairwells framed and stairs installed. No drywall yet. f. Insulation of exterior walls occurring at first level. g. Sprinkler lines installed. h. Second floor windows in Building G - Balancing needs to be done. Pella windows still not flashed at sills. According to Rod, Pella has not provided trial sill flashing piece as discussed two weeks ago. Terraces at both second and third levels have been roofed, drains installed. i. At second level: Flashing onto wall from Trokal on deck: Caulking is lousy and needs to be redone. j. Railings have been installed, but brick has not been carried over top of terrace wall yet. 1e. At terraces, new doors are installed-. 1. Stud partitions installed in corridor areas. 3/83 OLD TOWN - #83/116 OR 22 August 1984 Page 4 of 5 ITEM OBSERVED: 06. J and K: a. Roofs are sheathed. b. Storefront installed. c. Overhead door at trash roan is not yet installed. d. Planter along J needs to be waterproofed against brick before topsoil is put in. e. Tim indicated that cleanup of brick wall where glass shed abutts J will have to wait til October after Children's Mercantile moves out. 07. K - aluminum storefront is being installed. Soffit is being framed. 08. Stain pine on Pella window to match the oak stain on the hhrch. 09. John Bosio made decision not to do tile band in B for $3200.00 according to Tim. ITEMS REVIEWED AS RESULT OF BUILDING MEETING: 10. Rod and I checked Men's toilet roam layout on second level of Building G where drywallers said they had to take 2-3 more inches out of the space allowed for toilet partitions. Measurements taken indicate there will be better than a 3' width for the urinal. Therefore there is no problem. 11. Building E, bridge - handrail was spliced at a point about 6" off the mullion. Should have been spliced on the mullion. Workers claim this is how piece arrived and there was no alternative. 12. I spoke in a phone call with Chris Pfaff of the State Historic Preservation Office explaining to her that ZVFK, on the second floor of Building L wishes to delete the small partition (the one with the window and door in it) that is on the east side of the lobby area. Chris agreed to this. She also agreed that ZVFK can expose the truss on the office side. 13. Spoke with Felix Lee of the Building Department over the phone. I questioned Felix regarding the plenum detail shown for drywalling inside and outside of a ceiling which makes a plenum space, per the detail shown on the mechanical drawing. Felix indicated that this was a requirement where corridors are used as plenums. However, in the situation such as Building A at the first floor, where a soffit in the back of the retail area is used as a plenum, what is necessary is that: 3,83 OLD TOWN - #83/116 OR 22 August 1984 Page 5 of 5 ITEMS - a. Drywall be put over the bottom of the rood ceiling joists in order to separate combustibles from the plenum space and that b, the materials used to finish out the plenum have a flame spread less than 25 and a sm*e spread less than 50. He indicated Type x sheetrock typically complies with this. Therefore in the soffit space in the back of Building A a double layer of sheetrock is not required on the bottom and sides of the soffits as is required in the corridor. Also spoke with him about the fact that a Building Inspector had told Mark Pertzborn that the railing in the second level of C would have to be removed because it was not 420 high. Felix, and I agreed that this was part of the historic fabric of the project and that it had previously been agreed that it would remain. * END OF OBSERVATION REPORT * GuAcr 3/83
