Re: Miramont Fitness Center Gym Addition
Dear Mike:
This is to record our conversation regarding code interpretations relative to occupancy
and allowable areas for the Miramont Gym Addition:
The building is a mixed occupancy, B and A3. It will be fully sprinklered. It will be
Type IIN construction. It will be divided by area separation walls into two portions.
The larger portion, (58,410 s.f.) will include all of the existing building plus a two story
addition of approx. 3,660 s.f. (1,830 s.f. per flr). This portion is mixed occupancy with
approx. 51,402 s.f. of A3 and approx. 7,008 s.f. of B occupancy. The A3 occupancy
would be allowed a maximum of 54,600 s.f. including increases for sprinklers and
separation on 3 sides. The B occupancy portions would be unlimited per 505.2.
The smaller portion, which is the gym plus some exercise rooms and toilet spaces, is
approx. 15,553 s.f. It is an A3 occupancy. It will be separated from the rest of the
building by Zhr. area separation walls (504.6.2). This will be a cmu wall. Doors will be
1 'V2 hr. rated. Interior window openings from the mezzanine of the gym into the existing
tennis building will be protected by 1 'V2 hr. rated roll -down shutters. Per 505.6.4, the
area separation wall will project 30" above the roof. Per 504.6.6, where it abuts the
higher endwall of the tennis building, that metal building endwall will be made 1 hr.
construction by adding 2 layers of 5/8"gyp, bd. on the interior at the inside face of the
girts and on the exterior by adding 2 layers of 5/8" gyp. sheathing under the metal wall
panels per UL Design V421.
Exiting requirements for the gym will be based on 15 s.f. /occupant per table 10-A.
Since the actual occupant load in the gym is unlikely to ever actually reach the number
based on 15 s.f./occupant, the requirements for providing ventilation may be met by
providing operable louvers on opposite walls to allow the introduction of untempered
outside air.
