Specifically, our observations indicate the following features are in general accordance with floor slab recommendations in our Geotechnical Engineering Report prepared for the second filing of the subdivision on April 19, 1996 (Project No. 20965040): 1) void spaces below nonbearing walls, 2) positive separations and/or isolation joints between the slab and foundation walls, columns and plumbing and 3) contraction joints in the slab. Sedgwick Drive Fort Collins, Colorado Project No. 20975113 Gentlemen: Terracon observed the perimeter drain at the referenced site on October 27, 1998. Four -inch diameter, perforated PVC pipe was observed around the exterior perimeter of the basement foundation. The drainage pipe exhibited positive drainage toward the sump in the northeast corner of the basement. Maximum 1 %2-inch washed aggregate was observed above the pipe at the time of our site visit. Layers of filter fabric were observed beneath the pipe and over the gravel. In addition, the void forms were observed to be in good condition at the time of our site visit. The soil at the -upper foundation level is sandy lean clay. Sandstone bedrock was observed at the lower foundation level. These materials are similar to materials described in our Geotechnical Engineering Report prepared for the subdivision (see Project No. 20965040 dated April 19, 1996). Based on our observations, it is recommended that the structure be supported by a spread footing and/or grade beam foundation system designed in accordance with the recommendations set forth in the geotechnical engineering report. Since bedrock. was encountered at the lower foundation level, it is recommended a complete dewatering system be provided around the basement foundation.
