The purpose of this observation was to verify that the subsurface conditions encountered in the excavation are generally consistent with those outlined in the soils report performed by EEC, Job No. 1962002. This letter is not intended to be a summary of the soils report and does not meet the disclosure requirements of Colorado Senate Bill 13, 6-6.5-101. The subsurface conditions exposed in the excavation appeared to be consistent with those described in the above referenced soils report. However, based on our experience with similar conditions in the general area, we recommend a drilled pier type foundation system in lieu of footings. The piers should be designed for a maximum end bearing pressure of 25 KSF, and a skin friction value of 2.5 KSF and a dead load pressure of 7 KSF. Piers should be designed and constructed in accordance with the foundation plan for this lot done by Foundation Engineering, Plan No. 1036-07-11-01. Refer to the soils report mentioned above for additional specifications. No water was encountered to a depth of approximately six (6) feet. We recommend that damp -proofing be installed at the foundation walls for all below grade, habitable living areas per 1991 UBC Section 2915. It is our opinion that an exterior perimeter drain is required for this structure. If you have any questions, please feel free to call. => `;.r.•'. • : • •'./il o!i.
