HomeMy WebLinkAbout430 W Mountain Ave - Correspondence - 09/27/1989Date February 27, 1989 LEGAL NOTICE The purpose of this letter is to inform you of a request for a modification of the Zoning Code of the City of Fort Collins. The procedure for a person requesting a modification of the Zoning Code is to make application and appear before the Zoning Board of Appeals. This Board has been established to hear cases, where by reason of exceptional situations or conditions, the strict application of the regulation in the Zoning Code of the City of Fort Collins would result in exceptional practical difficulties or exceptional undue hardship upon the owner of such property, provided that the granting of a variance would not result in a substantial detriment to the public good. A variance of Code Section(s) 29-203(1), 29-203(2), 29-472(b), 29-492(3)(c) has been requested by: Will and Nancy Moir, potential buyer for the following described property: 430 W. Mountain The variance would reduce: 1)the required lot area for a bed and breakfast in the RH zone from 12,000 sq. ft. to 6,720 sq. ft. and 2) the lot width from 100 feet to 60 feet, and 3) the street side setback along Sherwood St. from 15 ft to 11.4 ft. The variance would also allow one parking space to be located closer to the street than the building setback. The bed and breakfast would have three guest rooms and the existing basement apartment would remain. Adequate parking is provided. This item will appear on the Zoning Board of Appeals agenda as Appeal No. 1909. As an adjacent property owner, your input would be appropriate in the consideration of the variance request. The hearing on this appeal will be held at 8:30 a.m. on Thursday, March 9, 1989, 300 West Laporte Avenue. Those interested may appear at this meeting, or if unable to attend may submit comments in writing. Meeting sites are generally accessible to handicapped persons.
