Robinson 4207 Rockview Court Fort Collins, CO 80526 Dear Mr. Robinson: Thank you for sharing your experience with a home inspection service as detailed in your letter of April 30. By your account, this encounter was obviously very exasperating, compounded by the fact that you acted conscientiously to correct an alleged potentially serious safety problem. I appreciate your positive comments regarding the integrity of the two licensed contractors you retained to provide the 2nd and 3`d opinions indicating the furnace and water are not releasing carbon monoxide (CO) into the interior atmosphere of the home. Without the benefit of the inspection agency's written report and any accompanying measurements (if taken), it is difficult to second-guess on what data that agency based its conclusions that those appliances were "leaking" CO. I can only offer that combustion product "spillage" from gas appliance vents into the interior atmosphere, while toxic, can be quite transient and is frequently affected by such factors including condition of the appliance, proper air -to -fuel mixture adjustment, the installation/condition of the vents, outside air temperature, wind, available designed combustion air, outside air infiltration, and simultaneous operation of other ventilation equipment. Certainly, if you were intentionally mislead into believing your furnace and water were defective and that they required replacement or extensive repairs, such actions at the very least are dishonest- and might even- rise to criminal conduct on the part of the inspection agency. Your attorney or the District Attorney's Office would be the appropriate resources to be consulted for advice on this point. No written complaints against any home inspection services have been filed with this office. Quite honestly, without- compelling- historical evidence or records- to suggest that the home inspection industry in general is having a detrimental effect on the health and safety of Fort Collins citizens, I would not expect the City Council or the City Manager to consider regulating this industry. If you wish to identify the home inspection service in a signed written complaint to this office, I will place it the contractor's file, which is available for public inspection.
