At the request of Md myself (Roy Allen) visited the
building located a 204 South C�cec'
ve. known as the Aggie Theater. The
purpose of our vi was o the building for building code
compliance. The following is a two part report of what was observed at the
site.
The structural repair work, to the east end of the building, that was
permitted under permit #27881 and issued on May 24, 1977 is not in
conformance with the approved plans as issued by the Fort Collins Building
Inspection Department.
There are no records in this office to indicate that the design
professional responsible for the plans of the structural repairs approved
the deviations from the sealed documents that were submitted to this
office for a building permit.
The items that deviated from the approved plans are as listed:
1) The verticle W8 X 10 located on the south end of the steel frame
work did not have a grouted masonery base as shown on the
construction documents (S1 of 1).
2) The angle clips at the top of the are not installed as shown on the
construction documents (S1 of 1).
3) The weld length located on the top end of the North, 4 inch
diameter, pipe strut is one and one—half inches long and not two
inches as shown on the construction documents.
4) The flange and part of the web of the W8 X 6.5 steel frame work has
been removed in several places to allow for the passage of
electrical conduits. The construction documents do not indicate
that this condition is allowed.
This office will accept a letter from the design professional responsable
for the construction documents stating that the deviations from the
original design are acceptable to him within the scope of the structural
standards as specified in chapter twenty—three of the 1976 Uniform Building

Code or this office will accept the repairs reworked and brought into
compliance with the design permitted by building permit 127881 or this
office will accept modifications to the existing structural frame work that
are supervised by a licensed Colorado professional
In addition to the above noted concerns, during the course of our on —site
inspection, the following items were observed that are serious enough to
require attention for continuing occupancy of the theater:
1) The exit signage and exit illumination on the rear exits were
inadequate or non—existent. Also, one front exit had no exit
illumination. For this type of occupancy two sources of power are
required for these lights
2) The condition of the electrical apparatus on the rear wall in back
of the stage was in a dangerous condition with exposed wiring. This
also should be corrected
If the above mentioned items were dealt with, then the theater could be
deemed safe for continuing occupancy and our department would approve this
continuing use.
