The procedure for a person requesting a modification of the Zoning Code is to make application and appear before the Zoning Board of Appeals. This Board has been established to hear cases, where by reason of exceptional situations or conditions, the strict application of the regulation in the Zoning Code of the City of Fort Collins would result in exceptional practical difficulties or exceptional undue hardship upon the owner of such property, provided that the granting of a variance would not result in a substantial detriment to the public good. A variance of Code Section(s) 118-43(C) has been requested by: John Snell for Neighbor -to- Neighbor for the following described property: 200 1st Street, 204 1st St., 208 1st St., 212 1st St. (four addresses) The variance would reduce the required lot width for a new single family dwelling in the RM zone from 60 feet to 50 feet.
