LAND USE DATA:
Request for 4- or 6-plexes, with a total of 28 living units, on 1.8
acres located between Remington and Mathews Streets at Spring Park
Drive.
COMMENTS:
1. The property is in the BP - Planned Business Zoning District.
The uses permitted in the BP District are the same as the
permitted uses in the RM - Medium Density Residential Zoning
District. Multi -family dwellings are permitted uses in the RM
District. The bulk and area requirements (lot area & width,
front, rear, & side yard setbacks) are the same as for the RM
District. A proposal can be submitted and reviewed as a
planned unit development (with final decisions given by the
Planning and Zoning Board) if all requirements cannot be met
as a "use -by -right".
2. There is a 401 building height limitation in the City of Fort
Collins.
3. Remington Street will be considered the legal front lot line
for this property.
4. The property is already platted as a subdivision lot(s). If it
would be necessary to dedicate additional or new easements
this could be done as a minor subdivision that is reviewed
administratively and approved by the Planning Director. Metes
and Bounds legal descriptions can also be recorded to dedicate
or grant easements.
There is existing City power available in Remington,Street
that can be tied into to serve this project. The normal
electric development charges will apply to this project. The
transformer location(s) should be coordinated with the Light
