Mr. and Mrs. Anderson:
The subject location was observed on May 22, 1999, to evaluate
existing conditions and provide recommendations for modification
of foundation and superstructure plans submitted by this firm.
The former structure was razed prior to our -site visit and some
excavation had been completed. The following problems were
identified based on developement performed to date:
1. The proposed structure will be less than six inches from the
existing structure on the adjacent lot to the.' south.
Construction of a frame wall this close to an existing o
structure would be difficult, if possible.
2. There is an existing foundation wall with a spread footing
along most of the south property line.
The frame wall specified in original plans along the south side
of the building can be replaced with a concrete masonry unit
(CMU) wall for that portion of the south side that is next to the
adjacent structure. The CMU wall should be constructed as shown
in Figures 1 and 2, attached.
The existing foundation along the south property line appears to
be adequate to support the proposed structure. Removing and
replacing the existing foundation may damage the adjacent
structure and will provide little, if any, benefit over using the
existing foundation.
The existing foundation may be incorporated into the new,
construction if all existing masonry construction is removed and
dowels are installed as specified in the attached figures and
amended foundation plans.
