The procedure for a person requesting a modification of the Zoning Code is to make application and appear before the Zoning Board of Appeals. This Board has been established to hear cases, where by reason of exceptional situations or conditions, the strict application of the regulation in the Zoning Code of the City of Fort Collins would result in exceptional practical difficulties or exceptional undue hardship upon the owner of such property, provided that the granting of a variance would not result in a substantial detriment to the public good. A variance of Code Section(s) 118-97 (D) has been requested by: Ray Dixon, owner. for the following described property: 140-148 W. Oak and 151 S. Col 1 ege The variance would allow protable signs to be located in porticos (vestibule type entrances) in buildings located in Oak Street Place. Loiuram td5ze • [ju:il ��1-6760 BUILDING INSPECTION April 8, 1986 f To Whom It May Concern: I would strongly encourage you to consider allowing merchants in Oak Street Place and Oak Place to place portable signs by their outside entrances. This allows merchants inside, without any window exposure, the opportunity to advertise more directly to the downtown shoppers. It is particularly important for new businesses as their resources for advertising are often very limited. It certainly behooves both the merchant and the landlord to have an attractive sign with timely and pertinent information for the passersby. Since we are all concerned about the appearance of downtown, I suggest that at least this proposal be accepted on a trial basis so that any misgivings can be fully tested.
