Collins, CO 80521 Dear Property Owners: RE: Zoning Complaint 97-007, 1308 Lakewood Drive, Parcel Number 97154-06-031 We recently received a complaint regarding the use of the property you own at the above referenced address in Fort Collins. This property is located in the RLP(Residential Low Density Planned) district which allows single-family dwellings (Section 29-147 (1), Code of the City of Fort Collins). As a single-family dwelling, the above referenced house may not contain more than one family. A family is defined in Section 29-1 of the City Code as "... (A) Any number of persons related by blood, marriage, adoption, guardianship, or other duly authorized custodial relationship, or (B) any unrelated group of persons consisting of: (1) Not more than three (3) persons, or (2) not more than two (2) unrelated adults and their related children, d any." According to the complainant, more than three unrelated persons reside at this property. If this is true, then the situation is clearly in violation of City code. As Owner of this property, it is your legal responsibility to keep its use within the limits of the law. We would ask that you investigate and assure compliance to the City Code no later than March 14,1997. If a violation continues after this date, a summons may be issued requiring your appearance in Municipal Court. As a misdemeanor, a maiomum fine of $1000 for each day of violation could be imposed if you are found guilty. I trust you will attend to this matter. Please call me at 221-6760 if have any questions.
