Keller 1304 Fairview Drive Fort Collins, Colorado 80521 Dear Mr. Keller: Telephone 303 484-4220 I am writing this letter to insure that we are of the same understanding after my visit to your home at 1304 Fairview Drive on April 25, 1972. The fact that your home is located in an (RL) Low Density Residential Zone dictates that only a one -family dwelling is permitted (Section 5.1(1) of the Zoning Ordinance). As defined in Section 28.8 of the Zoning Ordinance a one -family dwelling consists of, "a detached building, arranged, designed and intended to be occupied by not more than one family, and which has not more than one kitchen and not less than one bathroom." This means that the kitchen facilities located in your basement in addition to the kitchen facilities located upstairs would constitute more than a one -family dwelling which is prohibited in a (RL) Low Density Residential Zone. It must be made clear that the kitchen facilities located in your basement must not be used and must be permanently disconnected. Also, the renting or leasing of your entire basement is prohibits:?. It is also necessary to inform you that your home can be reinspected at any time to check for compliance with the Zoning Ordinance. It is requested that you take immediate action to comply with the Zoning Ordinance. Failure to comply with the said Zoning Ordinance could result in legal action.
