The proposed addition for Helmshire House when added to the square footage of the existing building.does not exceed the r maximum area for a Type 5, 1-Hour rated building. tl 2. In lieu'of the 1-Hour construction throughout, the building will be fully fire sprinkled. 4 3. The Carden level of the addition could be considered a separate ® dwelling with an occupancy type of R-3 without requiring separation from the upper floors. Therefore, only one exit is required from the garden level of the addition. This does not relinquish the need for egress windows from sleeping rooms. 4. The door from the garden level to the exit stairway must be a 1- Hour assembly. The stairway to the garden level may be included within the garden level living area without separating it from that living area. However, the 1-Hour enclosure assembly for the stairway above must be maintained at the upper stairways. 5. Only one handicapped unit must be provided for the addition because four handicapped units will be provided in the existing building, and there are only 36 units total. 6. The garden level must be identified on the plans when submitted for building permit as an R-3 occupancy. If you have any additions, deletions, or modifications to the above, please do not hesitate to contact this office.
