Records seem to indicate ownership by Dennis Edwards, 1st quarter
1990.
Approval of 1st and 2nd story for use as auto parts given by Poudre
Fire Authority, May 1990.
Mid -summer 1992 (approximately) Building Department became aware of
auto parts use actually a reality. Permit issued August 1992 to
Dennis Edwards to bring auto parts use into compliance with
building codes. Permit #922244.
Mid -summer 1993 (approximately) Building Department first aware of
use on third floor. Phone contact with Dennis Edwards assure me he
would cease use of third floor.
Late fall 1993 (approximately) Building Department second d\notice
of use on third floor, field verification by myself with Dennis
Edwards indicated 2nd and 3rd floor used as residence by Dennis
Edwards and his family. Edwards indicated to me that he was in a
financial bind and was not able to move out immediately but would
make every effort to comply as soon as possible.
Mid -November 1993 (approximately) Building Department third call on
use of third floor. I contacted Dennis Edwards and he assured me
that he was making every effort to vacate but that the housing
market was extremely tight in Fort Collins. Also he relayed that
the building was on the market and he had interested parties
looking at purchase.
December 17, 1993, my letter to Dennis Edwards requiring correction
of violation of residential use.
January 25, 1994. Dennis Edwards came to the office to request
extension due to housing shortage and request reactivation of
permit #922244, extension granted until March 25, 1994. Permit
922244 re -instated as active.
