To Whom It May Concern,
The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter shall serve as notice that an inspection of this address was recently performed, the
purpose of which was to verify compliance with the International Property Maintenance Code
(Rental Housing Code) as adopted by the City.
The inspection determined items that are out of compliance with the Rental Housing Code that
need to be corrected:
• Roof leak in living room area (by skylight).
• Tenant does not have access to the heat thermostat (it is covered and locked).
• Forced air heating system appears to be sharing air with other units. Forced air heating
systems may not be used to heat more than one dwelling unit (may not share air).
• No window or exhaust fan in bathroom (code requires either an openable window, or a
ventilation system that exhausts to the exterior).
The above mentioned items are considered general maintenance and shall be repaired within 30
days of the date of this notice.
You are required to schedule with me an inspection when the work is completed to verify
compliance with this order, and to inspect all work performed. Failure to comply with this order
can result in a summons to appear in Municipal Court where fines of up to $1000.00 per day can
be assessed.

Be advised that any person having any record title or legal interest in the building may appeal
from the notice and order or any action of the Building Official to the Building Review Board,
provided the appeal is made in writing as provided in this Code, and filed with the Building
Official within 10 days from the date of service of such notice and order; and that failure to
appeal will constitute a waiver of all right to an administrative hearing and determination of the
matter.
