Dear Ms. Kaestner:
Per our telephone conversation, we are going to proceed with the cosmetic
upgrade to the International House of Pancakes Restaurant located at
.1002 S. College Avenue. Per our discussion, the following is a list of
'items that plan to be done. Please review, and if there are any problems,,
please let me know. I understand by talking with you that we will not need
a permit to complete the following.
1) Remove old booths and replace with new booths.
2) Remove and replace the cashiers stand, pass-thru counter and
shelving, rear waitress station. The replacements will all be the
same size approximately and set back in the original location. They
will be covered in a natural oak formica.
3) Re -paint any existing wood trim and replace some old pine wood with
oak trim.
4) Remove existing light fixtures and install the new I.H.O.P. specified
light fixtures on the same existing electrical wiring.
5) Remove all carpet and install new carpet in same areas.
6) Install new wallpaper from chair rail height (3') to the ceiling.
Colors per I.H.O.P. standard specs.
77) Install a new dropped ceiling in the main dining area, so as to
reduce any loss of heat. This ceiling will be acoustical tile and
grid ceiling.
8) Install ceramic tile on the walls above the waitress stations.
9) Remove and replace old restroom plumbing fixtures with new
fixtures in the same location using same connections.

10) Replace restroom partitions with new partitions.
11) Replace existing storefront wood door and wood windows with
aluminum doors and 1" insulated windows in existing openings.
Therefore, not changing the opening size at all.
