Dear Steve,
It has come to my attention, that a Certificate of Occupancy has yet to be issued for the above referenced
address. This letter shall serve as notice that you are in violation of the Uniform Building Code, Section
308.(a), as adopted by the City of Fort Collins, which states: " No building or structure shall be used or
occupied... until the building official has issued a Certificate of Occupancy..." . As you know, it requires the
approval of all departments prior to issuing a CO. At this time there are still outstanding items which need to
be corrected for Fort Collins Light and Power, Fort Collins Storm Drainage, and Fort Collins Water and
Sewer, see attached Certificate of Occupancy Release Data.
Since you are occuping the residence without approval of the City, I am requiring that you contact the above
referenced departments within 5 days of receipt of this letter and rectify all issues within 10 days of receipt of
this letter so that the CO can be issued.
Failure to comply with this lawful order will force me to persue all legal avenues available, for the purpose of
dis-continuing the residential use and the asurance that the property is vacated. UBC Section 202.(e).
It is also my understanding that the detached building is being used as residential, which is also a violation of
UBC Section 308(a) since a CO has not been issued for this use. I am therefore requiring that you contact me
upon receipt of this letter, for the purpose of arrainging an on -site inspection of the detached building in order
that I might determine the approved use.
I will expect to hear from you shortly.
