ALTHOUGH THE PROPOSED BUILDING IS OVER 40 FEET
IN HEIGHT, IT HAS BEEN PLACED FURTHER TO THE SOUTH
THAN THE EXISTING BUILDINGS ON THE SITE.
THE PROPOSED WEST WING OF THE BUILDING IS LOCATED
TEN FEET FURTHER SOUTH THAN THE EAST BUILDING TO
MINIMIZE THE SHADING IMPACT ON THE ADJACENT BUILD-
ING TO THE NORTH. THROUGH THIS PLACEMENT AND OTH-
ER MASSING TECHNIQUES, SUCH AS AN INTERIOR COURT-
YARD, THE PROPOSED BUILDING WILL BE EQUAL TO OR
BETTER THAN THE CURRENT CONDITIONS.
SHADOW ANALYSIS REVEALS THAT THE SHADOWS CAST
FROM THE PROPOSED BUILDING DO NOT PRECLUDE THE
FUNCTIONAL USE OF SOLAR TECHNOLOGY. THE BUILD-
ING DOES NOT CREATE A GLARE, NOR DOES IT SHADE THE
WINDOWS OR GARDENS OF THE ADJACENT PROPERTIES
FOR MORE THAN THREE MONTHS OF THE YEAR. GIVEN THE
SETBACK OF THE BUILDINGS ON THE NORTH SIDE, THE
PROPOSED BUILDING SHOULD NOT CONTRIBUTE TO THE
ACCUMULATION OF SNOW AND ICE ON THE ADJACENT
PROPERTY DURING THE WINTER.
