SUBJECT: Johnson Farm Property preliminary analysis

p Attached is a copy of the memorandum that we discussed last
C week (5/16/01). I realized that I did not give you much time for
review. As indicated by the title, this is a preliminary analysis
that is intended to provide the James Company and Downing/Thorpe/
James (DTJ) an idea of the volumes on selected streets within the
subject property. It includes traffic that might use the connection
zto the Prospect East Business Park, but have neither an origin or

destination within the Johnson Farm Property (cut -through traffic).

subsequent transportation impact study to classify the streets.within
this proposed development.
Please review this and provide me with your thoughts regarding
these forecasted daily traffic volumes. If you concur. with these,
please let me know. I would also like your opinion regarding
changing street classifications on a particular street where the
volumes decrease as the street proceeds through the site.
