The purpose of this letter is to request an engineering variance for the requirement to
provide a 50' setback from the flowline of Hickory Street to the edge of the first driveway in
the site. As we have discussed, there are several mitigating factors to justify this request, as
follows:
The proposed street design in this area includes a transition from the existing 60'
paving section (which was constructed based on outdated street standards) to a 50'
section as per current LCUASS. The proposed section also includes on-street
parking and a bike lane. Therefore, the actual distance from the edge of the first
driveway to the edge of the closest travel lane is 47.5 feet.
Although Hickory Street is classified as a Collector, this street is essentially a dead
end and the actual traffic volumes are low. The City's traffic count program indicates
that on 3/23/2009 traffic volumes on Hickory west of College Avenue were 1305 in
the eastbound direction and 1282 in the westbound direction.
The drive aisle for the project itself is also a dead end. All outbound traffic will be
towards the north, which will result in backing movements towards the south and
away from the intersection of the drive aisle and Hickory Street. This should prevent
the more problematic backing movements towards Hickory Street.
We believe that the currently proposed site plan meets the intent of the criteria, and
respectfully request that you grant this variance. Thank you for your consideration of this
