College Avenue Fort Collins, CO 80524 RE: Hickory Commons PDP —Vacation of ROW Dear Ms. Langenberger, The purpose of this letter is to clarify our recent re-submittal of the Preliminary Utility Plan and Plat for the Hickory Commons PDP. The current ROW width along Hemlock Street is 80'. The required ROW width for the future connector local street is 57'. Because of this we intend to submit a ROW vacation request soon, but thought we should get your preliminary thoughts. As you know, the proposed site is very tight, so the extra I I.5' of property would be very useful for the project. Also, the required 9' utility easement will fit inside of that vacated area without further encumbering the site. Please let me know your thoughts on this, and feel free to call with any questions.
