1. The fire access walk dimensions do not match. The dimension between the concrete walks is
shown differently on the Site Plan sheet S6 and the Utility Plan sheet HC-1.
2. Please make sure the landscape plans are reviewed and approved by PRPA.
3. I am checking with the other departments to determine if the existing DA needs to be amended.
4. Based on the utility plans there are 2 easement vacations proposed and 3 new deeds of dedication
proposed. The processing fee for these will be$1,550.
Please provide the legal descriptions as soon as possible for review. Once I receive the legals for the
vacations I can work on getting the vacation resolution written and approved.
For the deeds: either they will need to include an attorney certification paragraph or the title insurance
policy will need to be revised and updated to include these 3 new legals. The signed deeds and title
insurance will be needed before the utility plan mylars can be signed.

MEMORANDUM
To: Matt Kraft, GHAFARI Associates, LLC
Angie Milewski, BHA Design
City of Fort Collins
From: Matt Delich
Date: October 22, 2014
Subject: Woodward Governor, Phase 1 Addendum Transportation Impact Study — Final
compliance
File: 13103ME02)
This memorandum provides a final compliance statement for the Woodward Governor,
Phase 1 development. The site layout and access locations have not changed since the Woodward
Governor, Phase 1 Addendum TIS, dated February 11. 2014 was completed and submitted to the
City of Fort Collins. It was accepted by the City of Fort Collins. It is my understanding that the floor
area of the office building was reduced to 57.000 square feet (from 60,895 square feet in the cited
TI S). The trip generation will be less than that analyzed in the TIS. It is respectfully requested that
the cited TIS continue to be used and no further transportation analyses are required.

Jason
I don't have any comments on the plans but do have the following comment regarding the proposed easement
dedications and the 1 remaining easement vacation. This is in Acela.
01/09/15: One of the easement vacations has been filed (drainage easement vacation). I have not received the legal yet
for review for the Emergency Access Easement Vacation. Also fees for processing the remaining 1 vacation and the 3
dedications have not yet been paid. The amount due is$1150.
10/31/2014: Based on the utility plans there are 2 easement vacations proposed and 3 new deeds of dedication
proposed. The processing fee for these will be $1,550.
Please provide the legal descriptions as soon as possible for review. Once I receive the legals for the vacations I can
work on getting the vacation resolution written and approved.
For the deeds: either they will need to include an attorney certification paragraph or the title insurance policy will need
to be revised and updated to include these 3 new legals. The signed deeds and title insurance will be needed before the
utility plan mylars can be signed.

Attached is the final check set for the Woodward minor amendment 140115. Can you please look this over and let me
know if the outstanding comments have been addressed and they are okay for mylars, or if corrections are
needed. Please let me know by the end of next week,January 9th or sooner if possible. Generally I've found we don't
have size limits on intranet emails, so hopefully this will go through okay.
Thanks,
Jason
