PUD as discussed with Jeff Hill. This major amendment only revises the sheets that are
changing from the originally approved Harmony Village PUD dated 3/26/01.

Stormwater Utility
34. Drainage letter has been revised to explain impact of impervious area and explained why
no water quality is being proposed.
31. JR Engineering added a Drainage and Erosion Control plan sheet with this submittal.

JR Engineering added a note in the location of where the pan was day lighting into the
curb and gutter.
The retaining wall has been designed by JR Engineering to be constructed by contractor.
The curb and gutter is detailed on our grading plan. Outfall curb & gutter(spill) and
vertical curb & gutter(catch) is shown and called out on drawings as specified per City of
Fort Collins Standards.
35. JR Engineering has submitted replat number 4 which includes the Dial property and
Eckerd Drug property.
32. The original drawings currently reference the revised plans. This was done by the previous
minor amendment for lot 1A.
Comcast Cable
1. A 10' wide utility easement will be provided along the South side of Harmony Road.

Adjacent to the public sidewalk on Harmony, a minimum of 2' of basically flat grade is
required from the edges of the sidewalk. The grade as currently shown drops off to the
south, and the retaining wall is too close to the edge of the walk(again, minimum 2' away).

It appears that there will be a column in the middle of the sidewalk connecting to the
Harmony sidewalk. Should the walk be shifted?
The walkway has been rounded off to allow pedestrians to pass by the column.

Are 4 drive way cuts necessary with this development? Is it possible to eliminate the third
drive way and combine it with the shared driveway on the western edge of the property?
Thus increasing the landscaping/plaza area.
The elimination of the driveway cut was reviewed, but the number ofparking spaces lost was
too high.

Remove monument sign location from the site and landscape plan. The sign code regulates
where signs can be located, etc. (FYI, the proposed location shown on the plan doesn't
comply with the sign code).

Remove specific wall signs from elevation drawings. If wall sign location is desirable for
Planning to review architectural character of the building,then show only a dashed box
representing "probable" sign locations. Since this is not in the neighborhood sign district,
there are no sign code requirements regarding the wall location of signs. (FYI, the Eckerd
cabinet signs, at least I assume they're cabinets, don't comply with the sign code. The max.
allowed height of a wall sign is 7'. What they show appears to be 8').

A deciduous tree should be planted in the driveway entry island that is located on the north
side of the easternmost curb cut. A tree should also be added to the "turf' island directly
across the aisle from the afore-mentioned entry island. These trees should be planted unless
they conflict with a utility line.
The deciduous trees have been added.
In compliance with Section 3.5.1(J)(6), please add the following note (note number 10)to the
General Notes: "There shall be no outdoor placement of illuminated vending machines."
The note has been added.
Redline Comments
Redline comments have been addressed with the exception of the narrowing of the rear
service driveway on the east side. The comments on the redlined plans were reviewed.
Eckerd felt they couldn't comply with the request due to safety concerns for deliveries. The
narrowing of the driveway would make an already difficult delivery more precarious. The
location of the service door could not be moved due to the configuration of the interior.
Be sure and return all of your redlined plans when you re-submit.
