BARE SPOTS LARGER THAN ONE FOOT SQUARE, AND/OR UNTIL

A.THE WORK CONSISTS OF LAWN BED PREPARATION, SOIL PREPARATION, AND SODDING COMPLETE, IN
STRICT ACCORDANCE WITH THE SPECIFICATIONS AND THE APPLICABLE DRAWINGS TO PRODUCE A TURF
GRASS TURF ACCEPTABLE TO THE OWNER.
B.TURF BED PREPARATION: ALL AREAS THAT ARE TO BE SODDED SHALL BE CLEARED OF ANY ROUGH GRASS,
WEEDS, AND DEBRIS BY MEANS OF A SOD CUTTER TO A DEPTH OF THREE (3) INCHES, AND THE GROUND
BROUGHT TO AN EVEN GRADE. THE ENTIRE SURFACE SHALL BE ROLLED WITH A ROLLER WEIGHING NOT
MORE THAN ONE-HUNDRED (100) POUNDS PER FOOT OF WIDTH. DURING THE ROLLING, ALL DEPRESSIONS
CAUSED BY SETTLEMENT SHALL BE FILLED WITH ADDITIONAL SOIL, AND THE SURFACE SHALL BE REGRADED
AND ROLLED UNTIL PRESENTING A SMOOTH AND EVEN FINISH TO THE REQUIRED GRADE.
C.SOIL PREPARATION: PREPARE LOOSE BED FOUR (4) INCHES DEEP. HAND RAKE UNTIL ALL BUMPS AND

D.THE CONTRACTOR SHALL SOD ALL AREAS THAT ARE NOT PAVED OR PLANTED AS DESIGNATED ON THE

E.THE SOD SHALL BE CERTIFIED TO MEET APPROPRIATE STATE PLANT BOARD SPECIFICATIONS, ABSOLUTELY
TRUE TO VARIETAL TYPE, AND FREE FROM WEEDS, FUNGUS, INSECTS AND DISEASE OF ANY KIND.
F.SOD PANELS SHALL BE LAID TIGHTLY TOGETHER SO AS TO MAKE A SOLID SODDED TURF AREA. SOD SHALL
BE LAID UNIFORMLY AGAINST THE EDGES OF ALL CURBS AND OTHER HARDSCAPE ELEMENTS, PAVED AND
PLANTED AREAS. ADJACENT TO BUILDING FOUNDATIONS, A 60 INCH MULCH STRIP SHALL BE PROVIDED TO
PREVENT HYDROSTATIC PRESSURE AS A RESULT FROM TURF IRRIGATION - REFER TO DETAILS.
IMMEDIATELY FOLLOWING SOD LAYING, THE TURF AREAS SHALL BE ROLLED WITH A TURF ROLLER
CUSTOMARILY USED FOR SUCH PURPOSES, AND THEN THOROUGHLY IRRIGATED. IF, IN THE OPINION OF THE
OWNER, TOP-DRESSING IS NECESSARY AFTER ROLLING TO FILL THE VOIDS BETWEEN THE SOD PANELS
AND TO EVEN OUT INCONSISTENCIES IN THE SOD, CLEAN SAND, AS APPROVED BY THE OWNER’S
REPRESENTATIVE, SHALL BE UNIFORMLY SPREAD OVER THE ENTIRE SURFACE OF THE SOD AND
THOROUGHLY WATERED IN. FERTILIZE INSTALLED SOD AS ALLOWED BY PROPERTY’S JURISDICTIONAL
AUTHORITY.
G.DURING DELIVERY, PRIOR TO, AND DURING THE PLANTING OF THE TURF AREAS, THE SOD PANELS SHALL AT
ALL TIMES BE PROTECTED FROM EXCESSIVE DRYING AND UNNECESSARY EXPOSURE OF THE ROOTS TO
THE SUN. ALL SOD SHALL BE STACKED SO AS NOT TO BE DAMAGED BY SWEATING OR EXCESSIVE HEAT AND
MOISTURE.
3.08 EDGING
Q.STEEL EDGING SHALL BE INSTALLED PRIOR TO INSTALLATION OF SPRINKLERS ADJACENT THERETO.
R.INSTALL EDGING TRUE TO LINE AND GRADE AS INDICATED AND DETAILED ON THE DRAWINGS. EDGING
SHALL BE SET FLUSH WITH ADJACENT PAVING.
S.TOP OF EDGING SHALL BE ¾ INCHES ABOVE SOD GRADE.
3.09 MULCHING
A.PERENNIAL BED: ALL PERENNIAL BEDS SHALL BE MULCHED WITH A THREE-INCH LAYER OF MULCH AS
SHOWN ON PLANS. OMIT WEED BARRIER FABRIC.
B.SHRUB BEDS: ALL SHRUB BEDS SHALL BE MULCHED WITH A THREE-INCH LAYER OF MULCH AS SHOWN ON
PLANS, OVER WEED BARRIER, AS SPECIFIED ON THE DRAWINGS.
C.TREE BASINS: ALL TREE BASINS SHALL BE MULCHED WITH A THREE-INCH LAYER OF SPECIFIED MULCH. DO

3.11 SITE QUALITY CONTROL
A.PRE-MAINTENANCE INSPECTION:
1.1 AS SOON AS ALL PLANTING IS COMPLETED, AND NOTICE OF SUCH BY CONTRACTOR IS RECEIVED, A
PLANTING REVIEW AND PRELIMINARY INSPECTION TO DETERMINE THE CONDITION OF THE PLANTINGS
WILL BE HELD BY THE OWNER'S REPRESENTATIVE.
1.2 THE CONTRACTOR SHALL HAVE ALL PLANTING AREAS FREE OF WEEDS AND NEATLY CULTIVATED. ALL
PLANT BASINS SHALL BE IN GOOD REPAIR. IRRIGATION SYSTEMS SHALL BE FULLY OPERATIONAL WITH
ALL HEADS PROPERLY ADJUSTED. ALL DEBRIS AND LITTER SHALL BE CLEANED OF SOIL AND DEBRIS
LEFT FROM PLANTING OPERATIONS. THE INSPECTION SHALL NOT OCCUR UNTIL THESE CONDITIONS ARE
MET.
1.3 IF, AFTER THE INSPECTION, THE OWNER'S REPRESENTATIVE IS OF THE OPINION THAT ALL WORK HAS
BEEN PERFORMED IN ACCORDANCE WITH THE CONTRACT DOCUMENTS, AND THAT ALL PLANT
MATERIALS ARE IN SATISFACTORY GROWING CONDITION, OWNER'S REPRESENTATIVE WILL GIVE
CONTRACTOR WRITTEN NOTICE OF ACCEPTANCE AND THE 60 DAY MAINTENANCE PERIOD SHALL BEGIN.
1.4 WORK REQUIRING CORRECTIVE ACTION IN THE JUDGMENT OF THE OWNER'S REPRESENTATIVE SHALL BE
PERFORMED WITHIN THE FIRST TEN (10) CALENDAR DAYS OF THE MAINTENANCE PERIOD. WORK NOT
PERFORMED WITHIN THIS TIME, IF ANY, WILL NECESSITATE AN EQUIVALENT EXTENSION OF THE
MAINTENANCE PERIOD. CORRECTIVE WORK AND MATERIALS REPLACEMENT SHALL BE IN ACCORDANCE
WITH THE CONTRACT DOCUMENTS, AND SHALL BE MADE BY THE CONTRACTOR AT NO ADDITIONAL COST
TO THE OWNER.
B.FINAL INSPECTION:
1.1.AT THE COMPLETION OF THE MAINTENANCE PERIOD, THE FINAL INSPECTION SHALL BE PERFORMED.
1.2.IF, AFTER THE INSPECTION, THE OWNER'S REPRESENTATIVE IS OF THE OPINION THAT ALL WORK HAS
BEEN PERFORMED IN ACCORDANCE WITH THE CONTRACT DOCUMENTS, AND THAT ALL PLANT
MATERIALS ARE IN SATISFACTORY GROWING CONDITION, OWNER'S REPRESENTATIVE WILL GIVE
CONTRACTOR WRITTEN NOTICE OF ACCEPTANCE AND COMPLETION OF THE FORMAL MAINTENANCE
PERIOD.
1.3.FINAL APPROVAL WILL NOT BE GIVEN UNTIL ALL DEFICIENCIES ARE CORRECTED.
3.12 MAINTENANCE
A.CONTINUOUSLY MAINTAIN ALL PLANTINGS IN AREAS INCLUDED IN THE CONTRACT FROM THE BEGINNING OF
CONTRACT WORK, DURING THE PROGRESS OF WORK, AND FOR A PERIOD OF 60 DAYS AFTER COMPLETION
OF ALL WORK UNTIL FINAL ACCEPTANCE OF ALL CONTRACT WORK BY THE OWNER.
B.SCOPE:
1.1.NEW PLANTINGS.
1.2.EXISTING PLANTINGS WITHIN THE CONSTRUCTION AREA.
1.3.CONTINUOUS OPERATIONS OF WATERING, WEEDING, CULTIVATING, MOWING, TRIMMING, EDGING,
ROLLING, FERTILIZING, SPRAYING, INSECT, PEST, FUNGUS, AND RODENT CONTROL, AND ANY OTHER
OPERATIONS TO ENSURE GOOD NORMAL HEALTH OF PLANTING.
C.FERTILIZING: IN ADDITION TO FERTILIZING OF TREES, SHRUBS, PERENNIALS, ANNUALS, AND TURF HEREIN
SPECIFIED, FURNISH AND APPLY ANY ADDITIONAL FERTILIZERS NECESSARY TO MAINTAIN PLANTINGS IN A
HEALTHY, GREEN, VIGOROUS GROWING CONDITION DURING THE MAINTENANCE PERIOD.
D.MOWING: MOW GRASS TO 2-1/2 INCHES WHEN IT REACHES A HEIGHT OF 3-1/2 INCHES.
E.WEEDING, CULTIVATING, AND CLEANING: KEEP PLANTING AREAS NEAT AND FREE FROM DEBRIS AT ALL
TIMES. CULTIVATE AND WEED AT NOT MORE THAN 10-DAY INTERVALS.
F.INSECT, PEST, AND DISEASE CONTROL: INSECTS AND DISEASES SHALL BE CONTROLLED BY THE USE OF
APPROVED INSECTICIDES AND FUNGICIDES.
G.PRUNING: PRUNE NEW TREES AND SHRUBS AT THE DIRECTION OF THE OWNER'S REPRESENTATIVE.
H.PROTECTION: WORK UNDER THIS SECTION SHALL INCLUDE COMPLETE RESPONSIBILITY FOR MAINTAINING
ADEQUATE PROTECTION FOR ALL AREAS. ANY DAMAGED AREAS SHALL BE REPAIRED AT NO ADDITIONAL
EXPENSE TO THE OWNER.
I.REPLACEMENTS: IMMEDIATELY REPLACE PLANT MATERIALS THAT DIE OR ARE DAMAGED. TURF THAT DOES
NOT GROW SHALL BE RESODDED. REPLACEMENTS SHALL BE MADE TO THE SPECIFICATIONS AS REQUIRED
FOR ORIGINAL PLANTINGS.
J.RESEEDING DRYLAND SEED: RESEED AREAS AS REQUIRED TO ENSURE CONSISTENT GRASS COVERAGE.
K.NO MOWING, TRIMMING, OR OTHER VEGETATION MODIFYING ACTIVITIES WILL BE PERMITTED IN THE NATIVE
SEED AREAS UNLESS DIRECTLY ASSOCIATED WITH A WEED CONTROL PROGRAM BY A LICENSED
COMMERCIAL PESTICIDE APPLICATOR (LCPA).
3.13 CLEANING
A.REMOVE ALL CANS, SURPLUS MATERIALS, AND OTHER DEBRIS FROM SITE.
B.NEATLY DRESS AND FINISH ALL PLANTING AREAS.
C.FLUSH WALKS, PAVED AREAS, AND THE LIKE, CLEAN TO THE SATISFACTION OF THE OWNER'S
REPRESENTATIVE.
D.RINSE FOLIAGE OF ALL PLANT MATERIALS WITHIN THE CONSTRUCTION AREA AS OFTEN AS NECESSARY TO
KEEP THE FOLIAGE FREE FROM DUST GENERATED BY THE WORK OF THIS CONTRACT.
