No problem with any of the requested changes except for
2 Areas H (see Sheri Wamhoffs comment). The Code
does not permit gravel mulch as a surface material in the
street right-of-way.
As discussed with Steve Olt, Ok per Cam McNair's
approval of gravel in the 2 areas of concern.

Gravel is not allowed within the parkway due to the hazard
that it presents when it migrates into the sidewalk or the
street.
Per Appendix C Section 3.4.4 of the Larimer County
Urban Area Street Standards the parkway ground plane
shall consist of turf grass and automatic irrigation system.
It also states that Xeriscape design principles should be
incorporated whenever appropriate Gravel is not
considered xeriscaping per the definition of Xeriscape
landscaping in Section 12-120 of the City Code 'Xeriscape
landscaping shall not include artificial turf or plants;
mulched (including gravel) bed or areas?'. Thus the
gravel shown within the parkway needs to be removed
and a landscape option that meets the codes needs to be
installed.

Proposed changes to the BEANTREES DRIVE -THRU COFFEE CAFE landscaping plans:
These changes will reference specific areas of the plan. The letter under each section
references and area labeled on the plan to assist in evaluation of changes.
Changes to Area A:
• Replace all Feather Reed Grasses (FRG) with Cranberry Cotoneaster (CBC). These are
more heat and drought tolerant and fit better with the Spanish Gold Broom between
the asphalt drives.
• Propose adding rock mulch at the west end of this landscape strip. This area is
surrounded by asphalt and will contain an "Entrance Only" directional sign for our
driveway.
• The gayfeather (GYF) is being planted w/ bulbs instead of gallon plants.
Cha_Dges to Area B:
Current plan indicates the installation of a Thornless cockspur hawthorn tree (TCH) in the
southeast corner of the building. We are requesting removal of this tree from the plan for the
following reasons:
• Approved building design has water from the roof scuppers draining into this area,
which is enclosed by the building on two sides and the curbing on two sides. Recent
rainstorms filled this area with standing water creating a potential for ice buildup and
water pooling around the building foundation. To eliminate this, an underground drain
has been installed to direct water under the asphalt drive into the retaining area. In
addition, a rubber barrier will be laid in the area, along with grading, to direct water
into the drain.
• Also, the installer from Just Trees strongly discouraged us from placing a tree in this
area because of space limitations. The tree would encroach on the building sides,
over the drive and potentially block visibility of the drive from the inside window.
Changes to Area C:
• Due to space limitations, the Feather Reed grass is too tail and wide for this area. We
propose eliminating the tall grasses and creeping cotoneasters from this area. We will
install a "Nearly Wild" Rose bush and 3 Blue Hair grass with a lower profile.
Changes to Area D:
The layout of this area needs to change because the orientation of our sign has change from
parallel to perpendicular to the sidewalk. In addition, a large telephone pedestal has been
installed near the sidewalk and driveway.
• We are removing the Feather Reed Grasses (FRG) from this area due to their
excessive height. Thef.*greeping Cotoneasters (CRC) will remain with 10 shorter
Blue Hair Grass (BHG) and gayfeather.
Changes to Area E:
• The three Feather Reed grasses (FRG) and the large cranberry cotoneaster have been
replaced with three Creeping cotoneaster (CRC) because of space limitations and to
provide better visibility of the handicap ramp.
• The Quince (QNC) is being moved south to the other side of the Hawthorn tree where
the handicap ramp and drive form a corner.
• The Creeping cotoneaster (CRC) has been replaced with a Prairie Dropseed (PDS -
Sporobolus) grass to prevent 'creeping' onto the sidewalk and handicap ramp.
• We have added lavendula around the grass at the beginning of the handicap ramp.
Chan es_to Area F:
• Given space limitations, we eliminated the cotoneasters in this area and installed
Prairie Dropseed (PDS ), a shorter grass.
• We plan to add a climbing vine to this area in the spring as stock and conditions
permit.
Changes to Area G:
• The location of the Quince (QNC) has been changed slightly east and north.
• Grass species have been changed from Feather Reed grass to a shorter variety of
Prairie Dropseed (PDS) grasses. We added three dropseed to replace the two Feather
Reed grasses.
• Three lavendula have been added.
• We addeda "Nearly Wild" (RNW) Rose bush to this area.
• We added seven variegated cotoneasters (CCV) to this area bordering the driveway on
the north end of the bed.
Changes to Area H:
• We propose graveling two small areas bordering the exit drive with stone matching
our flagstone. One area is 15' 3" x 6' 4" between the road and sidewalk north of the
exit drive and area 8' x 6' 4" ft. between the road and sidewalk, south of the exit
drive.
Changes to -Area I:
• We propose graveling an irregular rectangular area at the very north end of the lot.
This area has a drastic narrowing towards the street, which creates an area difficult
and inefficient to water with automatic sprinklers. The rock will assist in keeping the
area clean and neat and conserve water. The south end is 15' 3" wide narrowing to
5' 3" on the north end and and is 48' 2" long (N to S). See drawing below for
dimensions.
Chan es to Area]:
In addition to the low water prairie grasses being reseeded on the sides and bottom of the
retaining pond, we have addedthe following plants to the area:
• Added 27 Miscanthus grass (two varieties) and 8 Feather Reed grasses moved from
other landscape areas closer to the building across the east and north edges of the
pond.
• Added 14 variegated cotoneasters (CCV) along the west edge of the pond.
• Added 15Cranberry cotoneasters (CBC) along the east base of the pond.
• Added 4 Cranberry cotoneasters (CBC) along the southwest base of the pond.
