To whom it does concern,
The following if further information regarding the effort to replace our water consuming lawn
(turf sod) of our home’s adjacent parkways with native or native compatible plant species in
order to greatly reduce water usage while also creating pollinator habitat. The design/species
list has been carefully selected from highly sustainable and drought tolerant plan selections
that accomplishes several primary objectives:
1. Conserve Water
2. Reduce water bill
3. Planting species appropriate for a semi-arid climate
4. Adding plants that have wildlife value (benefit birds, bees, and other pollinators)
5. Planting some species that add aesthetic qualities throughout all seasons.
The existing sprinkler system will not be modified aside from converting the heads to drip
manifolds. Where possible, the hose from the manifold will be covered under rock or mulch.
City of Fort Collins Xeriscaping Guidelines have been adhered to and the plant selections were
made with care using information from City of Fort Collins guides as well as Plant Select and
Denver Water utilities resources. Drainage and grading of the land will not be modified but the
plants have been selected and placed according to existing grading and soil type.
Further, we have replaced our irrigation controller with a smart ‘Rachio’ controller that receives
information from a neighbor’s backyard weather station. This will further enable us to use less
water based on real-time weather conditions directly in our geographic location. We will also
additionally monitor the plants to ensure they have the best chance to become established
within 1-2 years, including monthly watering through the first winter as weather permits. In 1-2
years, we hope to ween the plants off of irrigated watering unless severe drought conditions
occur or is otherwise needed.
The existing tree in parkway will including in the drip irrigation via hose or ring. Hand digging
will be adhered to in order to protect the tree. Boulders will not be placed within 5 feet of the
trees trunk, however, it should be noted that the tree was planted by the City of Fort Collins in
7’ deep parkway. This means it is impossible to give the trunk 5’ of unobstructed space on all
four sides. That said, we’ll follow this request where the sidewalk or curb does not impede the
effort.

Regarding height of plants in the parkway remaining at 30” height from the flow line as
commented by Dave Betley of Engineering Dept. Our plants should stay within this height
however It should be noted that we followed the details outlined in the City of Fort Collins
“Residential Parkway Landscaping” pdf guide states:
• Plant materials must not obscure the line of sight for traffic, or obstruct the sidewalk. Keep
plants low; under 2 feet tall within 5 feet of a driveway and under 3 feet tall in other areas.
When selecting plants, choose varieties that will be close to these heights at maturity to
reduce the need for pruning.
