Re: East Ridge Second Filing - Sight Line Variance
This letter is in response to the variance request letter dated April 2, 2019 regarding a variance to
Section 7.4.1.C.4 of the Larimer County Urban Area Street Standards which states that the
intersection comer sight distance shall be measured as shown in Larimer County Urban Area
Street Standards Figu
re 7-16. This figu
re identifies that an access point along a collector
roadway requires a sight line of 660 feet. The variance is to reduce the existing line of sight from
660 feet to 385 feet.
With consideration that Figu
re 7-16 utilizes data from the 1990 "A Policy on Geometric Design
of Highways and Streets" and current values from the 2011 "A Policy on Geometric Design
of
Highways and Streets" for a roadway with a design
speed of 40 miles per hour should have a
sight line of 240 feet. The reduction from 660 feet to 385 feet exceeds the figu
re that is shown in
updated gu
idelines. The variance request to reduce the sight line from 660 feet to 385 feet is
approved, provided the sight distance easement that resulted from the line of sight being at 660
feet is vacated the difference between 660 feet and 385 feet.
This request does not set precedence or change the application of our design
standards in other
