Letter of Intent
Dear Seth:
This letter shall serve as a letter of intent documenting the desires of property owners from both 2121
and 2133 Timberline Road to process a minor amendment changing both site plans to develop a more
cohesive project. The property owners intend to jointly locate a trash enclosure on Lot 1 to serve both
parcels, coordinate parking for both parcels and relocate landscaping islands to the east as shown on the
minor amendment and the original overall development plan for the Timberline Center.
The property owners collectively feel this approach and plan allows for a better overall development of
each lot and facilitates both development designs working together. Access and parking will be
improved, trash collection will be simplified and landscaping designs coordinated.

01/12/2016: The architectural character of the Timberline Center was established
by approval of the final plan. (attached) Please conform with these guidelines.
Acknowledged. The applicant has further refined the architectural design by including the
building in a 3D model for staff review. This model shows how the proposed architecture is
compliant with the Timberline Center final plan approved in 2005. The architectural concept
includes both stucco and brick compliant with the Timberline Center final plan. It also
incorporates approved roofing materials. The applicant has reviewed the modelling effort with
Planning staff.
Overall, it is the intent of the applicant to provide architectural design that is not only consistent
with the Timberline Center final plan, but also creates a transition element to the south drawing
roof line concepts and more contemporary architecture from the Police Facility. The building
concept further looks to the historical, industrial use of the property providing clear story space
via the sharks -tooth roof line, numerous daylighting opportunities and energy efficient building
elements yet with contemporary design more consistent with the Police Facility. The building
begins a transition zone to the south against an undeveloped lot (possible future Bebe School)
and on to Nancy Gray Avenue and the Police Facility.
The building will offer operable windows, energy efficient building envelope, daylighting, brick
and stucco exteriors consistent with the Timberline Center final plan, exterior patios and
extensive landscaping.

to be determined before a public hearing. The current site plan only supports
porous pavement and other techniques would not coincide with the current site plan.
A bio-retention facility could not be accommodated with the current site plan.

Acknowledged. The landscape islands all drain properly. The curb in this location transitions
from an infall curb to outfall curb thereby allowing appropriate drainage across the curb pan.
We believe the Lot 2 plans and Lot 1 plans have been coordinated and all drain appropriately.

amount of flow. The swale needs to be sized to treat the area draining to it these
