Wanted to let you know that I did get your voicemail from the other day. it was pretty scratchy so I couldn't follow what
you were asking about. I will give you a call hopefully this morning.
In regards to this site.
Since the conceptual on this project and the initial routing there has been a policy change in the City due to problems
that we are seeing in some of the newer infill developments where we did reduce or eliminate easements and utilities
are now unable to get services to site. Example: The new development now wants cable service or high speed internet
— cable service and/or fiber doesn't exist in the area. The service provide now wants to trench down 3 newly paved
streets to bring it to the site.
Because of this most requests for reduction or elimination of the required easements behind the right-of-way will not
be supported. If this project does proceed forward I will work with you regarding some reduced easement widths along
the front and back lot lines, but at this time I cannot support the full elimination of the easements along these frontages.

• Who else are you waiting to hear from?
• Sounds like nobody is needing the rear easement then?
• Is this a hard and fast requirement from Comcast? Should I follow up wl them? If so, do you have a contact for them?

So far I have heard back from Xcel and Comcast.
Xcel is okay with no easement being provided.
Comcast would like to see the 9 foot easement along Mathews provided.

Hi Sheri,
Regarding 215 Mathews, you might recall that we were interested in not providing the typical 8' utility easement at the alley and typical
9' utility easement at the street. You had suggested sending you a site plan showing our proposed project along w/ the existing utilities
and you would route that to the various utility agencies to see if these easements were indeed needed or not. Attached is such site plan
along w/ a file of the site survey. As shown on these drawings, there are no existing utilities Win the potential easement areas and it is
our hope that this could remain the case. If it were determined that an easement was needed at the alley, we would not have an issue
w/ this provided that the proposed trash enclosure and fencing could be located Win that easement. The easement at Mathews Street
is another matter entirely as we are proposing the primary building to be in this area.
Please review this information and let me know if you need anything additional. Otherwise, please route this to the appropriate
agencies and/or let me know if you wish me to do so instead and if so, who the contacts would be. In either event, I would be happy to
follow up w/ such agencies if you provide me w/ their contact information.

The proposed project (a 3 story 9,060 square foot office building) located at 215 Mathews Street has requested that
they be allowed to NOT dedicate a 9 foot utility easement behind the right-of-way and NOT provide an 8 foot utility
easement along the alley. Attached is a site plan showing the property boundaries and a copy of an Alta survey for the
site.
Since these easements currently do not exist it is unlikely that there are existing easements in these locations, but since
these easements are a standard requirement the applicant wanted to get a feel as to whether the easements would be
required with the proposed development. The project is still in the planning stages and if the easements are needed the
building layout and design will need to change from what is shown on the plans.
Please let me know by June 1 if you will need the utility easements dedicated along the frontage or if you are okay with
no easement dedicated. If I don't hear from you by June 11 will assume you have no issues with the proposal of
providing no easements along the frontages for this proposal.
