Re: Registry Ridge Seventh Filing Variance Request (Minimum Driveway Spacing)
Mr. Brazelton,
This letter is in response to the variance request letter dated June 18, 2015 regarding a variance
request to Table 7-3 of the Larimer County Urban Area Street Standards to reduce minimum
driveway spacing.
The variance request to reduce the minimum distance between the driveway edges of Saipan
Court and the shared driveway for Lot 3 and Lot 4 of Block 1, shown on the Variance Exhibit,
from 30' to 23.3 P is granted.
This request does not set precedence or change the application of our design standards in other
situations. If you have any questions, please contact me at 221-6573.

The owners, BQ LLC, is developing at Registry Ridge PDP Filing 7 at Trilby and Shields and would like to vacate right of
on the south half of this development. The ROW being vacated is Cabot Court, Nimitz Drive, Kitty Hawk Court, Hornet
Drive and Enterprise Drive SOUTH of Bon Homme Richard Drive.
The property is being re -platted with a different roadway alignment for different housing products than what was approved
with the filing 5 plat, requiring the ROW vacation. This portion of the project was never constructed, so the roads were
never installed. Please see attached legal description and exhibit. You may have already seen plans for this project, as
the PDP was just approved and they will be submitting final plans within the next week or so.
Please let me know if you have any comments or objections by Wednesday April 1st. If I do not hear from you by this
date, we will assume you have no objections to the proposed vacation. If you have questions related to this vacation

Thank you for getting back to me. I don't believe anything will need to be moved. At the moment, everything looks like
everything is staying the same. Attached is a preliminary plan for the reconfiguration. They are dedicating more ROW at
the round -about to allow for detached sidewalk. I've attached Jennifer Gardner with Greenscape Designs. Please
coordinate with her to determine if their proposal will affect your conduits.

Thanks for sending this over for review.
With the exception of the facilities in the attached photo, we have nothing on that south side of Bon Homme Richard.
This 200 pair cable in 4" conduit from the north and access pedestal was set there years ago with the intent of providing
service to the (then platted) development.
Will it be affected? and if so the developer requesting the vacate would be billed for any relocates necessary prior to
CTL signing off on a vacate. We would also need to know where to relocate it as well if it is affected.

Can we also make sure to depict the variance for the driveway spacing on the utility plans? Perhaps the
horizontal plan?
Also, note 47 in general notes should list all private drives: kitty hawk, Cabot, Saipan, etc

To me it seems like the issue may still remain — now we are just looking at a shared more private driveway.
With this layout I could see lots 1 and 10 coming to the City asking for driveways off of the adjacent streets. It probably
all depends on where the garages are actually placed and what gets paved.
It is all private and internal — so I don't know that we have to give it our blessing.
Do we have any concern if they would request driveways out to Nimitz and Enterprise?

seemed to be areas where cars would have a tough time getting in and out. Take a look at and see what you think about

We have another question for you with regards to Registry Ridge Filing 7. Please see attached for a proposed
revision to lot layout north of Bonne Homme Richard in reference to Comment #2 under the Traffic Operation
section of the review comments we received on 12/19/14.
We are proposing that the narrow "fingers" of Tract B be eliminated and turned into access easements on the
two lots on either end. I think this will help alleviate confusion to vehicles traveling through that area and allow
for the driveways on the end lots to be configured separately.

the pedestrian connection question I posed yesterday?
