This letter is in response to the variance request letter dated April 15, 2016 regarding a variance request to the
Larimer County Urban Area Street Standards to reduce minimum driveway spacing.
The variance request to reduce the minimum distance between the driveway edges of the Development's access and
Myrtle Street to the northwest from 1320 feet to 467 feet, as well as the Development's access and the Albertson's
driveway to the southeast from 660 feet to 453 feet is granted.
This request does not set precedence or change the application of our design standards in other situations. If you

Dear Mr. Rag8s3,
The purpose of this letter is to request an engineering variance for the above ref erenced
project. The variance is /n reference to Section 7.3.7 of the Lahmer County Urban Area
Street Standards (LCUA58 regarding driveway spacing. The Housko Automotive
Expansion project proposes to move the existing driveway (onto Riverside Avenue)
originally constructed for the Houlka South Subdivision approximately 89' to the
southeast to serve both the existing Houska South and the proposed Houska
Automotive Expansion project. The proposed HouskaAutomohve Expansion project is
located onaseparate parcel ofland immediately southeast ofthe existing HOuskaSouth
subdivision, however both are owned by entities principally owned by Dennis Houska.
The centerline spacing for the existing and proposed Houska driveway is as follows.
Please note that the intersection of Riverside and Myrtle is full movement, while the
intersection ofthe /\/berts0ns'driveway and Riverside isright in/right out:

Aacan beseen, the existing spacing does not meet L[UASSstandards. The proposed
spacing also does not meet UCUASS standards, but allows the driveway intersection to
/unc(kon better. The proposed condid0n maintains a single driveway for two separate
parcels. As result, an additional driveway is avoided and the common driveway is
moved to a location further away from Myrtle Street where 8 higher degree of
separation isdesired.
In addition, this situation will be further mitigated by the proposed re -striping of Riverside
AvCnu2. As discussed and agreed with City traffic and engineering Staff, Riverside
Avenue is to be re -striped as a 4,-Iane arterial with a continuous center turn lane between
Mulberry Street and LemayAvenue.
We believe the proposed driveway location and restriping of Riverside creates a safer,
more functional traffic situation and request your approval of this variance request.
