12/09/2014: Repeat comment: Site, Utility and Landscape Plans: Coordinate the Nations of
utilities, lights (including lights along the private drive), sidewalk chases etc. between the
various plans. Conflicts still exist with proposed trees. Where conflicts exist, 8=rnodate
trees in the same general location by adjusting the utilities lines, transformers, bike racks, etc.
as needed on the utility and site plans. Virtually none of the utilities are visible on the scaled
landscape plan, so we are unable to evaluate the extent of conflicts.
The plans have been revised.

12/09/2014: Landscape Plan: Switch to 1:20 for the final plans so that the utilities, etc. can be
shown dearly without the need for toned linework. The toned linework does not print or scan.
The comment is noted. The toned line work has been adjusted so the utilities read
more clearly with this resubmittal.

10/24/2014: Additional elevation points are needed at the private drive entrance off of Denver
Dr (see Grading Plan redlines). It appears that this area is draining out towards the street,
through the drive approach. If so, please revise. No more than 750 sq. ft. of pavement can
drain through the drive approach and across public sidewalk. A sidewalk chase may be
needed to convey the water under the sidewalk to get to the curb and gutter.
The grading has been revised so that half of the driveway drains to the chase east
of Building #1 and the other half drains over the sidewalk.

Comment Originated: 10/15/2014
12/02/2014: The original Rigden Farm Filing 6th Erosion Control Report does not meet current
erosion control design criteria. Since this is a new project, it is required to follow current design
criteria. Escrow Calculation was not recieved in the Stormwater Packet. That too will have to be
submitted. At this time the comments from the prior round are still valid and need to be met
before the project is approved at FDP.
The report has been provide with the submittal.
10/15/2014: The site disturbs more than 10,000 sq-ft and in a sensitive area, therefore Erosion
and Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of Volume 3 Chapter
7 Section 1.3.3. Current Erosion Control Materials Submitted does not meet requirements.
Please submit; Erosion Control Plan, Erosion Control Report, and an Escrow 1 Security
Calculation. if you need clarification concerning this section, or if there are any questions
please contact Jesse Schlam 970-218-2932 or email @ 'schiam(&_fcgov.com

See landscape and site plan redlines for minor comments. I believe that Tim
Buchanan typically recommends Redmond Lindens due to heat tolerance.

With the resubmittal, please turn in an updated lighting plan and irrigation plan
that reflects the final layout version. (checking at the staff meeting if the project
is okay for an informal PDF review).

the updated building elevations that have the materials/color chart and height
dimensions. Please add the roof peak dimension on sheet 2.

Consider pulling back the 3' wide landscape islands, or all of the deeper islands
located between the garages so that the ends of the islands don't get run over,
and so that these island depths are more in proportion with a car depth. The
main concern is building six. Also consider defining the islands with a concrete
curb, rock mulch edge detail, landscape boulders or some combination -- to
define the island edges, better contain the rock mulch and to make the islands
more identifiable for snow removal. A typical section or plan detail could be
provided.
Comment Number: 5 Comment Originated: 02/18/2015
Add a note or plan linework that shows how the island doors will be accessed.
Will this be stepping stones?

02/18/2015:: Redmond Linden has better heat and drought tolerance than
Boulevard Linden. It is recommended that Redmond linden be considered for
use in place of Boulevard Linden in the smaller planting areas along the sides of
the connecting driveway.

02/17/2015: Erosion Control Plan was not found in the submitted materials, this
needs to be included in the Civil Utilities Plans along with the standard Notes
and Details that were not seen in the submitted materials. The Erosion Control
Report has significant-roihm and needs some clarification on areas. The
Erosion Control Escrow will need to be calculated with all the BMPs mentioned
in the SWMP document to get an accurate calculation. If you need clarification
