RE: Lot 1, Rocky Mountain Battery & Recycling PUD
Our recycling business needs more enclosed area forth x
existing operation. We would like to add on one bay
60' to the existing building.
This add on will encroach on the existing easement to the
West. This easement is basically used for access to drive
around the building. This small add on will not encroach
the existing roadway around the West side of the building.
All of the utilities are located on the East side of existing
building.
If you look at the Overall Site Plan, you will notice that we
have plenty of space to the West. Also we have ' semi -
all the
t
trucks and big commercial trucks entering the area
time and they have no problem turningaround.
Attached you will find Exhibit "A" and the legal description
of the easement vacation.

Status Comment:
Per PFA - if owner expands to the west in the future (new building or
an addition to an existing structure), he will be required to dedicate an
emergency access easement by separate document. His business
requires him to keep the drive aisle unobstructed for other traffic. He
said he will post 5-6 NO PARKING FIRE LANE signs on the north drive
aisle. I told him that technically, it will not be a fire lane, so at the
minimum, he should have NO PARKING ANY TIME signs erected.

1. The vacation request has been routed to PFA, Stormwater and all utilities. Comments
are due by 12/14/07.
2. If you choose to provide an approved emergency access drive per PFA, then the
Emergency Access Easement can be dedicated by separate document. Will need to talk
to Stormwater to see if they'll need a grading sheet for the paved surface and what other
requirements they'll have regarding the additional impervious area and how that affects
the site's drainage requirements.
