09/16/2013: Here are my concerns: I wouldn't want to see a mix with either brome or crested
wheatgrass in it. If they can substitute out another species for the Brome in the Rocky Mountain Mix,
e.g., Western Wheatgrass or Canada Ryegrass, that would work well for me.
Also, while the maples have been replaced, additional shrubs and trees have not been added on the
western portion of the site. These still need to be added in order for me to remove my hold.

Please use the following tree protection notes on L2.04 and L2.50
1. Existing trees marked for protection and preservation shall not be removed.
2. Heavy equipment shall not be allowed to compact over the root zone of existing trees.
3. Avoid cutting surface roots whenever possible. Sidewalks and paving levels should be contoured
sufficiently to avoid damage. At any location where roots need to be disturbed or cut, contact the City
Forestry Department to review prior to any disturbance or cutting.
4. Root cuts from excavation should be done rapidly. Smooth flush cuts should be made. Backfill
before the roots have a chance to dry out and water the tree immediately. Root pruning shall be
reviewed by the City Forestry Department and performed by a certified arborist for any roots over 2"
diameter.
5. Prior to construction tree protection:
All existing trees to retain as shown on the plans in dose proximity to any construction shall receive 5
feet height orange protection barrier fencing. Protection barrier fencing shall be supported by 1" X 1" or
similar sturdy stock. For shielding of protected trees actuals location of tree protection fencing to be
determined by the Forestry Department in the field with the contractor and may include partial fencing
within the protection zone. There shall be no movement of equipment or storage of equipment,
materials, debris fills or cut unless approved by the City forester.
All existing trees to retain in dose proximity to any construction as shown on the plans shall receive
concrete blanket wrapped from trunk base to a minimum 6' height.
Modification or removal of tree protection fencing or blanket wrap shall be approved by the Forestry
Department.
6. Within the drip line of any protected existing tree, there shall be no cut, excavation, or fill unless a
qualified arborist or forester has evaluated and approved the disturbance. Approved cut, excavation or
fill within the drip line of existing trees must be done by methods approve by the qualified arborist,
which can include use of hand tools or air spade where determine necessary.
7. During the construction stage of development, the contractor shall prevent the cleaning of
equipment or material or the storage or disposal of waste material such as paints, oils, solvents,
asphalt, concrete, motor oil or any other material harmful the life of a tree, within the drip line of any
protect tree or group of trees.
8. No damaging attachment, wires, signs or permits may be fastened to any protected tree.
9. All tree removal and any tree pruning that is needed due to construction shall be performed by a
private tree service holding a current City of Fort Collins Arborist licensed and on a the City Forestry
Department bid list.
10. Mulching over a portion of the root system of existing trees may be directed at individual locations
to adequately prevent soil compaction during construction activity.
11. Loss or potential injury to any tree(s) shown to be retained due to contractor neglect or improper
construction activities will result in a penalty of up to full damages for the assessed value of the tree(s)
as determine by the City Forester or qualified arborist using the Council of Tree an Landscape
Appraiser Guide for Plant Appraisal 9th edition . Loss or partial injury value will be assessed to the
contractor.
12. A fine of one -thousand dollars may be levied against the contractor for each incident of
unnecessary damage to exiting trees by not following the tree protection notes.

Bur Oak number 14 is shown to transplant but will be removed.
Will Bur Oak number 13 be removed? If so contact the Forestry Department to clarify the reason for
removal. If Bur Oak 13 is removed the mitigation number will be 2 upsized trees. Adjust mitigation
numbers from the above changes.
TREE SPECIES REQUESTED CHANGES:
Use Chanticleer Pear along Raintree Drive because of the narrow parkway. Smaller ornamental tree
will function better there. Specify these Chanticleer Pear as 2.5 inch caliper as some of the mitigation
trees.
Please change the four Sensation Boxelders in the parking lot island and peninsula in the west
parking lot and the three Sensation Boxelder in the east parking lot islands to Skyline Honeylocust.
Sensation is ok in the detention area.
TREE LOCATIONS AND SIZES:
Please specify the chokecherry to 6-8 feet multi -stem clumps.
Due to some difficulty in transplanting specify Chinkapin Oak as 2.0 inch caliper and upsize other
species for mitigation.
Show street lights and interior security lights and provide tree light separations to avoid conflicts. If
there are street lights along Rraintree Drive show those and keep Chanticleer Pear at least 15 feet
away from the lights.
Can an ornamental tree or trees be incorporated in landscape area on the east wall near the bike
racks?
Specify Chanticleer Pear along Raintree Drive parkway as 2.5 inch caliper.
Specify the two Catalpas that frame the main entrance as 3.0 inch caliper.
ORGANIC MULCH SPECIFICATION:
Plant note number 20 should specify that organic mulch shall be City mulch. "Organic Mulch shall be
provided by The City of Fort Collins Forestry Division from the Forestry wood lot. Contractor
responsibe for hauling and placement. Contact the City Forestry Division at least three days before
needed to arrange for pickup (2216660)"

Add information that says that the 4 inch earth saucer shall not apply to trees in irrigated turf areas after
spray irrigation is activated. All saucers to be removed in turf areas before seeding or sodding and

Forester.
Specify organic mulch for all planting details for trees and shrubs.

Actual placement of all landscape plants shall be approved by the Landscape Architect and owner
representative. Tree locations shall be staked or marked in the field. Landscape contractor is
responsible to arrange for inspections of planting locations by the landscape architect and Owner

planting. Landscape contractor is responsible for arranging for inspections.

09/17/2013: Utility system maps show a sanitary manhole near the SW comer of the Senior Center site
with an 8" sewer extending N-NE. It appears that this sewer may be under Detention Pond D. Provide
a section along the center line of the sewer to show the resulting cover over the sewer line.
08/20/2013: Show ALL of the existing, onsite sanitary sewer to the west of the building and proposed
parking lot. Will there be any conflicts with the proposed detention pond D?
