Tree Selection Comments:
Shumard Oak is quite similar to Texas Red Oak and generally has better
availability particularly at the 3.0 inch caliper size. Consider using Shumard oak
in place of Texas red oak.
Response: Texas Red Oak has been replaced by Shumard Oak.
Scotch pine has developed some recent problems with insect issues that
makes it not generally preferred for planting in the Fort Collins area. Consider
using another species of pine.
Response: Scotch Pine has been removed.

Tree transplanting comments:
1. The final landscape plan should include the final tree transplanting
information. It appears that trees to transplant are listed as TBD.
Response: Trees listed as TBD have been corrected.
2. Show locations on final landscape plan where transplanted trees will be
moved to if this is not already included..
Response: Final locations have been added to the landscape plan
3. Provide a note if it does not already occur that says in effect that all tree
transplanting will follow the recommendations of a qualified tree transplanting
contractor for sized of tree spade, season of the year, staking, building water
basins and for providing after care which includes irrigation.
Response: Notes have been provided.
4. A mitigation credit of 1 tree per transplanted tree can be recorded in the
inventory schedule for any transplanted tree that meets or exceeds the
mitigation size below and is less than 6 inches. For trees over 6 inches that are
transplanted the mitigation credit would be the actual mitigation value.
Canopy shade tree 3.0 inch caliper
Ornamental tree 2.5 inch caliper
Evergreen tree 8 feet height
Response: Final mitigation calculations have been provided.
5. Please evaluate if any of the larger pinon pine which are trees 107-121 can
be transplanted.
Response: An additional category has been added.
6. On the final landscape plan for any transplanted tree list it in the reason
column as transplanted and not removed.
Response: An additional category has been added.

Please use some form of labeling that is quite clear such as an X for removal
over the tree symbol and the letters T or K by the actual tree number for trees to
Transplant or Keep in place.
Response: Labeling has been revised.

02/06/2015: Overall, the drainage and grading concept presented is excellent.
It is understood there will be some evolution in the specifics of the design from
what is presented in these plans so another detailed round of review may be
warranted with the next submittal.
Response: Noted.

02/06/2015: Please contact me in order to receive a detention pond outlet
detail in CAD format that can be modified to match the proposed outlet
configuration. Also please note the details and tables in the current plan set
have not been updated to reflect proposed site design.
Response: Noted.

02/06/2015: The LID design looks great but it is understood this is also going
to be evolving as the site design progresses. Regarding the proposed asphalt
cuts, it appears these cuts have been configured in such a way as to minimize
the amount of asphalt cut in order to minimize the pervious pavement
requirements. If this is the case, I would support the idea of being a little flexible
on this requirement in order to make these cuts work better for the proposed
site work.
Response: Noted and appreciated.
