Per discussions with Seth Lorsen, it was determined that section 3.2.1(D)(2)(a) applies to lots 1-5
and 7-12. The code section permits 1 tree per lot for consecutive lots ranging from 40' to 60' in
width.

Yes, we believe those sidewalks are to be built during this phase. We believe this is outlined in the
previous development agreement for the Fifth Filing, so we would need to see a copy of that to

06/05/2012: The site plan shows that the 4.5 ft. sidewalk already exists along Ranger Dr. Since
this sidewalk and landscaping was installed before development of the site, the Light & Power
facilities have not been installed between the sidewalk and the curb. Installation of electric
facilities in this area will likely result in damage to the sidewalk and landscaping, which will be
the developer's responsibility to repair or replace.
Understood, thank you for bringing this to our attention. We would appreciate it If the City could
also explore utilizing the 9' utility easement that is behind the sidewalk for the light & Power
facilities.

tree locations will need to be adjusted to provide 40 ft. clearance to streetlights (15 ft. if the tree
is an ornamental type).

Green Ash is not on the City Street Tree List. Please select another species from the list to replace it.

Add notes on tree separations of 40feet between street lights and canopy shade trees and fifteen feet for
ornamental trees. For water and sewer service lines 6 feet.
Note added.
If there are any existing trees on the site then schedule an onsite meeting to evaluate with the City Forester
Net with Forester to determine mitigation requirement for tree removal, shown on landscape plan. Two
trees are being removed with one mitigation tree being required.

No TIS received. It was prior approved that the developer could submit their TIS late, but no later than the 2nd round
of review.
We appreciate you approving the later submittal. We have submitted the TIS with this submittal.
Please call out a 36x36 R1-1 (STOP) sign with street name sign above on Leahy and Snowdon at their
intersections with Truxton and Ranger
Notes added.
Please include "Traffic" in front of Engineer in all instances in the Traffic Signing and Marking notes. Should state
"Local Entity Traffic Engineer". This change is permanent. Please revise your standard note file to reflect the
change.
