01/22/2015: Please be aware of notes 2, 3, and 5 on the approved landscape plans
regarding tree separations from utilities and the City permitting / approval of street
tree locations. One street tree is required per lot frontage as shown on the
approved plans, and with the required separations between street trees, utilities and
driveways. While the approved landscape plan provides notes that allow street tree
adjustments in the field, the minimum of one street tree per lot must be provided.
Due to the notes provided on the plan, an updated landscpae plan is not required,
however, the applicant will likely find it beneficial to complete a driveway location
plan/exhibit for their use so that they are certain the minimum street tree
requirements can be met and approved in the field by the City Forester.
Response: Tree separation noted and the one street tree requirement acknowledged
and will be provided. We are in process of driveway locates on a per lot basis to meet the
requirement.

01/14/2015: Typically with zero lot line construction a public utility and drainage
easement is required on the adjacent lot so that either the gas or the electric service
can run across the neighboring property to provide service to this house and that
drain spouts can drain onto the neighboring property. Private easements are also
typically dedicated so a homeowner has the right and ability to get onto the

neighboring property to paint and maintain their home.
The public easements (utility and drainage) will need to be dedicated to the City and
can be done by separate document. Information on the cost and the process for
this can be found at: http://www.fcgov.com/engineering/devrev.php
For the private easements that is something that the applicant prepares and records
and then provides the City with a copy of the recorded document identifying that this
was done and that these private maintenance easements exist.
Response: The side yard easements for Lots 29-33 and 38-45 are shown to be
'PUBLIC UTILITY, DRAINAGE, ACCESS, MAINTENANCE, AND NO BUILD EASEMENTS.'
These easements will be recorded with the County and will be a separate document for each
lot.

09/23/2015: The new grading sheet needs to be numbered and labeled as a part of
the original set. Please number it as sheet 44A of 141 sheets.
The request is to build these as zero lot line, but several of the units are not shown
to be placed up against a property line. Which line are they going to be abutting or if
they are not why are they a part of the request.
Have not shown anything for lot 26.
The driveway on lot 36 over the ramp is an issue. The driveway needs to be moved
so that it does not overlap with the ramp.
Response: The grading sheet has been renumbered to be 44A of 141. Lot 26 is not part
of this revision. The driveway for Lot 36 has been adjusted. The lots not being affected by the
desired reduced/zero side yard setback (Lots 34 through 37) are shown for the proposed
revised grading of single family homes, rather than the shared units originally approved.

want to see this and have it done. Just add a note on the plans where you bubbled it
that says 'See sheet 44A for grading in this area".

which is essentially up against the proposed homes (please see redlines). Please
adjust swales to run in approximately the middle of the spaces between homes.

Response: (This is responding to both comments)
No changes to the siteAandscape plan are being proposed. All tree location adjustments will be
completed in reference to notes 2, 3, and 5 of the landscape plan. This revision should be
considered a revision to the grading/utility plan rather than a minor amendment to the site
plan. No plat adjustments are being proposed and the added easements within Lots 29 — 33
and 38 — 45 are to be recorded by separate document and should not affect the siteAandscape
plan.
